A fusion led by Trammell Crow Co. and Beacon Capital Partners has brought forth a new project at Hyde Park Labs in Chicago's vibrant South Side. Anticipated to reach completion in the fourth quarter of this year, this 302,388-square-foot life science development is planned to welcome its initial occupants early in 2025.

A Collaborative Endeavor

Kickstarting construction last February, the project attracted substantial support as CalSTRS recently extended a $136 million loan set to mature in July 2025. The partnership also encompasses the expertise of renowned general contractors Power Construction and Ujamaa Construction, together with the creative flair of Elkus Manfredi Architects and Interactive Design Architects. Leading the leasing front are CBRE's Dan Lyne and Brandon Green, driving the project's leasing initiatives with finesse. Noteworthy preleased space has been secured by the University of Chicago, a move heralding a pioneering lab incubator in conjunction with CIC, amplifying support for budding enterprises and nascent scientific exploration.
