What Trademark Property Is Building

Trademark Property Company is moving forward with Dunham Pointe, a ground-up retail district designed to serve one of northwest Houston's fastest-growing suburban markets. The 25-acre project is being developed with MetLife Investment Management and financed by PNC Bank. Construction is scheduled to begin October 1, following the project's leasing and financing milestones.

What The Tenant Mix Looks Like

Whole Foods Market will anchor the center, marking the grocer's first location in Cypress. Nordstrom Rack will provide another major retail draw, while the restaurant and service lineup includes Shake Shack, Amorino Gelato, Milkshake Factory, Ojo de Agua, Pepper Lunch, Playa Bowls and Pokeworks. Other signed tenants include Fidelity, LaserAway, Solidcore and Texas Country Boots. Trademark is also negotiating with more than 12 additional tenants representing approximately 65,000 square feet, while more than 10 other retailers have submitted letters of intent.

What The Location Brings To The Project

Dunham Pointe sits at the intersection of U.S. Highway 290 and Mason Road, giving the development visibility and regional access within Cypress. The retail district is part of the larger Dunham Pointe master-planned community, which spans roughly 1,300 acres and is planned as a broader mixed-use destination. Trademark says the community has generated more than 1,000 new-home sales since sales began in 2021. The master plan is also attracting interest from developers and users pursuing multifamily, townhomes, medical facilities and additional commercial projects, according to Trademark.

What The Retail Pipeline Says About Cypress

The project arrives as new retail development is expanding alongside residential growth in northwest Houston. Trademark has positioned Dunham Pointe as part of a broader Texas retail pipeline that also includes Anthem in Arlington and Shivers Farm in Southlake. Together, the three projects represent approximately 721,000 square feet of new or refreshed retail space, according to Trademark. For retail investors and landlords, Dunham Pointe offers a clear example of developers pairing grocery and national retail anchors with restaurants, fitness and service tenants inside a growing master-planned community.

What Comes Next For Dunham Pointe

With financing secured and leasing well underway, construction is set to begin October 1. Texas state filings show individual retail buildings already moving through the permitting process, including a 46,475-square-foot shell building at 14523 Mason Road. The project is now transitioning from leasing and financing into construction, with the expanding residential base providing the surrounding customer pool for the new retail district.
