A New Chapter for a Longtime Arlington Landmark
For more than four decades, Lincoln Square has served as a retail hub in Arlington, Texas, but the property is now entering a significant new phase. Developers Trademark Property Company and Harrison Street Asset Management have formed a joint venture to fully renovate the center, rebranding it as Anthem. The partners are committing $135 million to the project, signaling a substantial bet on the long-term value of the site. Rather than a light refresh, this is being framed as a full-scale reinvention meant to modernize a property that has aged alongside the surrounding market.
Financing and Timeline Take Shape
InterBank is providing both refinancing and construction financing for the redevelopment, giving the joint venture the capital structure needed to move from planning into execution. According to project details, groundbreaking is expected next month, with the full buildout slated for completion in early 2028. The first visible step will be the demolition of about 70,000 square feet of vacant building space, clearing the way for new construction. That timeline suggests a multi-year process, typical for a project of this scale that involves both teardown and new development on an active retail site.
What Anthem Will Include
Once complete, Anthem is expected to offer approximately 404,000 square feet of retail, food-and-beverage, public space, and entertainment uses. The project's primary focus is on creating a retail and entertainment destination, though the developers have also indicated they'll consider other mixed-use components as the plan evolves. Leasing activity is already underway: more than 35,000 square feet of retail and restaurant space is reportedly in final lease negotiations, an early signal of tenant interest ahead of the property's transformation.
The Team Behind the Project
Beyond the joint venture partners, the redevelopment brings together a project team that includes design architect Dwell Design Studio and general contractor Joeris General Contractors. Trademark Property Company is taking the lead role in overseeing the full renovation, drawing on its experience as a mixed-use investor, developer, and operator. With Harrison Street Asset Management as its capital partner, the venture pairs operational expertise with institutional investment backing, a combination the partners are counting on to reposition Lincoln Square as Anthem for the next era of Arlington retail.
