What TIG Real Estate Delivered

TIG Real Estate Services has completed the first phase of Kyle Technology Park, adding 75,000 square feet of new industrial space to the growing Kyle market south of Austin. Cadence McShane Construction served as general contractor, while Studio 8 Architects designed the project. Phase I includes three 25,000-square-foot buildings configured for flexible warehouse and industrial uses.

What The Industrial Buildings Offer

The buildings feature 35-foot clear heights, giving tenants flexibility for storage, distribution and other industrial applications. The development is designed to accommodate multiple users rather than a single large occupant, creating smaller-format options in the Austin-San Antonio corridor. Cadence McShane also completed supporting infrastructure, including earthwork, utility installation, drainage improvements and a new crossover road.

What The 41-Acre Campus Could Become

Phase I represents the beginning of a much larger business park. The full Kyle Technology Park plan calls for up to 11 buildings totaling approximately 300,000 square feet across the 41-acre site. The planned tenant mix extends beyond traditional industrial users to include office, showroom and build-to-suit opportunities. The site is positioned near I-35, with connectivity toward Austin, San Antonio and Austin-Bergstrom International Airport. City of Kyle materials have also positioned the development as an employment center intended to attract research and development, professional services, headquarters and other businesses.

What The Project Means For Kyle

The completed phase adds flexible industrial inventory to one of Central Texas' expanding commercial corridors. TIG Real Estate Services CEO and founder John Walsh said the park is designed to support businesses seeking flexible space with access to regional transportation networks. For industrial investors and landlords, the project highlights continued development of smaller-format flex industrial space alongside larger distribution facilities in the Austin-San Antonio corridor.
