The NRP Group has officially broken ground on Alora Lofts, an affordable housing community that will bring 88 new apartment homes to 1300 Windsor Drive in Kissimmee, approximately 18 miles south of Downtown Orlando. The project consists of a single four-story building situated on a 4.49-acre site and will offer a mix of one-, two-, and three-bedroom apartments. The community is designed to serve individuals and families earning between 30% and 70% of the Area Median Income (AMI), helping address the growing demand for affordable housing in one of Central Florida's fastest-growing regions. Located along the John Young Parkway corridor, residents will have convenient access to public transportation, schools, grocery stores, healthcare providers, retail centers, and major employment hubs throughout the Orlando metropolitan area.

What Residents Can Expect

Designed by FK Architecture, Alora Lofts was planned to blend into the surrounding neighborhood while delivering modern affordable housing built to withstand Florida's challenging weather conditions. The building will utilize a concrete construction system designed to improve durability and hurricane resilience. Residents will have access to a variety of community amenities, including a fitness center, resort-style swimming pool, community kitchen, multipurpose room, outdoor grilling area, and a children's playground (tot lot). The location is also less than one mile from multiple LYNX bus stops, providing easy access throughout Kissimmee and the greater Orlando area.

What This Means for Central Florida

Alora Lofts marks The NRP Group's return to affordable housing development in Florida after more than ten years. The project reflects the company's renewed focus on addressing housing affordability while continuing to expand its presence across the state. Financing for the development includes housing tax credits, tax-exempt bonds, and Community Development Block Grant–Disaster Recovery (CDBG-DR) funding administered through the U.S. Department of Housing and Urban Development (HUD). Additional financing was provided by Truist and Grandbridge. Construction is already underway, with completion expected in December 2027. Once finished, Alora Lofts will add much-needed affordable housing to Osceola County while supporting continued growth across the Orlando metropolitan area.
