What The Learning Experience Is Adding Across The Tri-State

Child care franchise The Learning Experience is expanding its real estate footprint across the New York region with plans for nine new locations over the next 18 months. The company currently operates 43 locations across the Tri-State area, and the expansion will add centers in suburban communities across New York, New Jersey and Connecticut. The first new location is planned for Fair Lawn, New Jersey, with an expected opening in the fourth quarter of 2026. Additional locations are planned in Monroe, Connecticut; Islip, Sparta, Old Bridge, Port Jefferson Station, East Meadow, Hauppauge and Belleville. The planned openings stretch from late 2026 through the second quarter of 2028.

What The New Child Care Centers Will Include

Each location is expected to include up to 10,000 square feet of indoor space and as much as 5,000 square feet of outdoor playground space. That footprint gives the centers a relatively consistent development model that can be adapted to suburban markets with available land. For commercial real estate owners and developers, the expansion highlights the continued demand for child care and education-oriented tenants in growing residential communities. The centers are designed to serve families living in the surrounding neighborhoods, making proximity to residential development an important factor in site selection.

What The Upstate New York Expansion Adds

The Learning Experience is also expanding outside the New York City metropolitan area. The company plans to add five locations in Upstate New York, including three around Syracuse in Liverpool, Clay and Syracuse, one in Albany and another in East Amherst near Buffalo. Those centers are expected to open between the third quarter of 2027 and the first quarter of 2028. The Syracuse-area expansion gives the company a particularly large presence in one regional market, with three planned locations serving communities around the city.

What The Expansion Means For Commercial Real Estate

The Learning Experience's expansion reflects the growing role that child care facilities play in suburban commercial real estate. Unlike traditional retail or office tenants, child care operators often require purpose-built layouts, outdoor play areas, convenient parking and locations close to residential neighborhoods. The planned 14 locations also represent a meaningful pipeline of new commercial real estate, with the potential for up to approximately 140,000 square feet of indoor space and 70,000 square feet of playground areas if each center reaches the company's maximum planned footprint. For landlords and developers, the expansion creates additional opportunities to convert appropriately sized sites into service-oriented commercial properties that directly support nearby residential communities.
