What the First Phase Delivers

Terra has completed the first residential phase of Upland Park, a $1 billion mixed-use, transit-oriented development at 1455 NW 121st Ave. in West Miami-Dade. The first phase brings 578 multifamily apartments to the market, with leasing now underway and residents beginning to move into the community. Developed through a public-private partnership between Terra and Miami-Dade County, the 47-acre project is transforming the Dolphin Park-and-Ride Transit Terminal Facility into a mixed-use neighborhood that combines housing, retail, commercial space, and public amenities with one of the county's busiest transit hubs. The development is designed to increase transit ridership while supporting the future East-West Corridor of Miami-Dade County's Strategic Miami Area Rapid Transit (SMART) Program.

What Makes Upland Park Significant

Upland Park is the largest transit-oriented development in Miami-Dade County's history and is being delivered over multiple phases. The master plan was designed by Arquitectonica, with PPK Architects serving as the project architect and Plusurbia Design leading the urban planning. Terra CEO David Martin said the milestone reflects more than the completion of a residential project.

"The completion of Upland Park's first phase represents much more than the delivery of new homes – it's the realization of a long-term vision for how thoughtful public-private partnerships can reshape our communities."

Martin said the development demonstrates how housing and transportation investments can work together to create more connected neighborhoods while addressing South Florida's growing housing needs.

What Residents Can Expect

The first phase offers studio, one-, two-, and three-bedroom apartments, along with select floor plans featuring dens. Homes range from approximately 700 to 1,528 square feet, with monthly rents starting in the $2,000s. Each apartment includes Italian cabinetry, quartz countertops, stainless steel appliances, luxury vinyl tile flooring, in-unit washers and dryers, roller shades, and spacious walk-in closets in primary bedrooms. Residents also have access to a comprehensive amenity package that includes a resort-style lap pool, a separate children's pool, a clubhouse, pickleball courts, outdoor grilling and gathering areas, a playground, dog park, game lawn, landscaped green spaces overlooking the community lake, bike racks, and electric vehicle charging stations, reinforcing the development's focus on modern, transit-oriented living.

What Comes Next

Construction on the second residential phase is expected to begin later this year and will add 484 multifamily apartments to the community. Once completed, Upland Park will include additional mid-rise and garden-style residential buildings, as well as retail, commercial space, and expanded public gathering areas integrated into the transit station. The community's location adjacent to the Dolphin Station Park & Ride Transit Terminal provides residents with direct access to public transportation while remaining close to Florida's Turnpike, State Road 836 (Dolphin Expressway), Miami International Airport, Downtown Doral, and Florida International University. As Miami-Dade continues to address housing affordability and transportation challenges, Upland Park represents a large-scale investment in transit-oriented development that combines new housing with existing public infrastructure, creating a model for future mixed-use communities across South Florida.
