What Taubco and Landau Properties Are Building
Taubco and Landau Properties have reached the structural topping-off milestone at One Kane, bringing their boutique waterfront office project to full height along the Indian Creek Waterway in Bay Harbor Islands.
The seven-story, 126,000-square-foot development is designed for executives and financial firms seeking private, high-end office space outside Miami’s traditional business districts. The project previously secured a $74 million construction loan from 3650 Capital in 2024.
What Makes One Kane Different
The development’s signature feature is its eight private yacht slips, allowing tenants to commute directly by boat. A full-time dockmaster, private vehicular access, valet parking and 24/7 secured entry reinforce its focus on privacy and convenience.
Office floors feature private outdoor terraces, ceilings exceeding 11 feet and floor-to-ceiling glass. Floor plates range from approximately 12,600 to more than 18,300 square feet, with fiber-optic broadband, backup power and impact-resistant glazing.
What Amenities Tenants Can Expect
One Kane combines corporate infrastructure with hospitality-oriented amenities.
BONDST, the New York restaurant brand, is planned for the ground floor, while a rooftop bar will overlook the water. Tenants will also have access to concierge services and private outdoor spaces designed for meetings and entertaining.
The building is targeting LEED certification, with energy-conscious design and infrastructure intended to support high-end office users.
What The Bay Harbor Islands Location Offers
The project sits near Bal Harbour Shops, waterfront dining and the residential enclaves of Bay Harbor Islands, Indian Creek and Surfside.
For developers, the location creates an opportunity to serve firms whose principals already live nearby and want a more private alternative to Brickell, Downtown Miami or other conventional office hubs.
The concept also reflects a broader strategy in South Florida commercial real estate: creating smaller, specialized office properties that compete through amenities, privacy and location rather than scale alone.
What Comes Next For One Kane
With the concrete superstructure complete, construction is moving into the facade, glass enclosure, interior finishes and dock installation. The development team is targeting delivery by the end of the first quarter or early second quarter of 2027.
Taubco Principal and Managing Director Laura Tauber and Landau Properties Founder and CEO Jonathan Landau are positioning One Kane as a distinct option for companies seeking an executive-level workplace with direct waterfront access.
For investors, the next milestones are completing construction and converting leasing interest into occupancy. The project’s success will help demonstrate whether highly differentiated office amenities can attract tenants in a market where location and workplace experience increasingly shape leasing decisions.
