What T30 Capital Is Building
T30 Capital is bringing a rare ground-up condominium to one of Manhattan's most tightly preserved neighborhoods. The six-story building at 44 West 8th Street is 50 feet wide and will contain just five residences, creating a boutique product centered on large floor plans and privacy. Three residences will occupy full floors and offer four bedrooms, while another two-bedroom residence will sit on an upper floor. The project will also include a duplex penthouse with a private rooftop terrace.
Margaret Grossman, Managing Partner and Co-Founder of T30 Capital, said, “The opportunity to build from the ground up in Greenwich Village carries both a privilege and a responsibility.”
She added that the goal was to create a building that feels “distinctly contemporary while being deeply rooted in the materials, proportions and craftsmanship that define the neighborhood.”
What The Greenwich Village Project Costs
Full-floor residences start at $9.75 million, while the penthouse could command as much as $20 million. That pricing puts 44 West 8th Street squarely in Manhattan's ultra-luxury condominium market. The development also represents a significant capital commitment. T30 Capital acquired the property for $10 million and later secured a $32 million construction loan from SME Capital Ventures. New York state condominium records show the project has five residential units and an offering plan price of approximately $54.97 million.

What The Design Brings To West 8th Street
Designed by Idan Naor of INWORKSHOP, the building uses handmade Petersen brick from Denmark, custom terra-cotta and large windows to create a contemporary structure within the Greenwich Village Historic District.
Naor described the design as “this wonderful visual cacophony,” reflecting the project's mix of historic-inspired materials and contemporary architecture. He also said the team intentionally carried the exterior materials into the lobby, including repurposing leftover Danish brick for the flooring.
Interiors feature wide-plank oak floors, custom oak kitchens, Calacatta marble, Wolf and Sub-Zero appliances, teak bathroom millwork and statement stone finishes.

What The Five-Unit Strategy Means
For developers, the project's biggest differentiator may be its limited inventory. Five residences allow T30 Capital to target buyers seeking the scale of a townhouse with the services and security of a condominium. The strategy also reflects broader luxury-market pricing. Mansion Global recently identified 44 West 8th Street among a group of Manhattan developments launching with entry prices that would have historically been associated with penthouses. Stephen Ferrara, Clayton Orrigo and Ian Lefkowitz of Compass' Hudson Advisory Team are handling sales. Two units have already entered contract, including one asking $9.75 million and another at $9.95 million, according to CityRealty. Closings are expected to begin in 2027.
