What Subtext Delivered

Subtext has opened VERVE Orlando, marking the company's first delivered student housing development in Florida. The project was developed in partnership with FrontRange Capital Partners and Nuveen Real Estate, with financing from Simmons Bank. The 200-unit community offers studios through five-bedroom layouts and was designed specifically around the UCF student market. Subtext acquired the 3.13-acre site in 2024, with construction beginning that summer and the first residents moving in during August 2026.

What The Student Housing Offers

VERVE Orlando takes a hospitality-oriented approach to student housing, with more than 15,000 square feet of interior amenities and approximately 17,000 square feet of exterior shared space. The amenity package includes a 24-hour fitness center, yoga room, sauna, meditation rooms, resort-style pool, hot tub, golf simulator, karaoke lounge, arcade games and multiple social spaces. Students also have access to private and group study areas, a podcast and content creation studio, coffee bar, pet spa, EV charging and bike and scooter storage.

What The Location Adds

VERVE sits at North Alafaya Trail and Science Drive, directly along a major route into UCF. The property is also close to the Central Florida Research Park, connecting the student housing project to one of the region's major research and technology employment centers. Subtext also improved the Innovation Trail North along the property by widening the sidewalk to 10 feet, creating a stronger pedestrian connection between the development and campus.

What UCF's Enrollment Means

UCF's 70,674-student enrollment provides a substantial demand base for off-campus housing. The university's 2025-26 data shows more than 60,000 undergraduates, while its campus housing inventory includes thousands of beds across university-managed and affiliated communities. The scale of existing student housing also makes location and amenity differentiation increasingly important for new developments. VERVE is positioned around proximity to campus, private bedrooms and bathrooms, extensive shared amenities and a resident-focused operating model.

What Comes Next For Subtext

VERVE Orlando expands Subtext's student housing platform as the company delivered five new developments totaling 3,105 beds ahead of the 2026-27 academic year, according to the company. For student housing investors, the Orlando opening highlights continued institutional interest in purpose-built housing near large universities, particularly projects combining walkable campus access with high-end amenities and flexible living configurations.
