Miami Design District Lands New Office Anchor
A new office and retail project is officially underway in one of Miami’s most competitive commercial neighborhoods.
Developed by Dacra and Raycliff Capital, the Snøhetta-designed mixed-use building broke ground on September 30 in the Miami Design District, with completion expected in early 2028.
The project will deliver approximately 120,500 square feet of space, including more than 92,000 square feet of office space and roughly 22,500 square feet of ground-floor retail.
Atria Health Signs Major Office Commitment
The first major leasing milestone comes from Atria Health and Research Institute, which committed to approximately 55,000 square feet across the building’s third, fourth and fifth floors.
The healthcare and research organization will have a dedicated ground-floor entrance, making it the development’s first confirmed office tenant.
The lease highlights continued demand for high-quality office space in Miami’s strongest mixed-use districts, where companies are increasingly prioritizing amenity-rich environments and proximity to retail, dining and cultural destinations.
26North Adds Financial Services Presence
Alternative asset management firm 26North is also joining the project.
Founded by Josh Harris, 26North manages approximately $38 billion across private equity, private credit and insurance platforms.
The firm's commitment adds another institutional tenant to the development and reinforces Miami Design District’s evolution beyond luxury retail into a broader business and office hub.
Designed by Global Architecture Firm Snøhetta
The project is being designed by internationally recognized architecture firm Snøhetta, known for projects including cultural institutions, public spaces and mixed-use developments worldwide.
The building will combine modern office floors with retail and hospitality-focused spaces designed to integrate with the surrounding Design District neighborhood.
