Skilled Nursing Center Breaks Ground in Montvale

An office HQ becomes an 180-suite care center

Montvale Post Acute and Healthcare Center has broken ground at 100 Summit Ave., the Bergen County site that Western Union used as its international marketing and commercial services headquarters for nearly 15 years. Tryko Partners, the Brick-based private equity firm that bought the 127,000 SF building from Western Union for $5.5 million in a 2021 Savills-brokered deal, is now building a 185,878 SF skilled nursing facility on the site, with construction underway and 180 beds planned across all private suites.

The project pairs a new 111,469 SF West Tower with the existing 74,409 SF East Tower, which is being reworked rather than razed. The finished building will run three floors of distinct care levels: short-term rehabilitation, secure memory care, and long-term residential care, connected through a lobby designed with a "Main Street" feel, plus lounges, dining areas, and therapy suites built into the adapted structure.

Why Tryko bet on this site

Tryko picked up the property in the pandemic-era office glut that has since reshaped much of northern New Jersey's corporate corridors, buying a building Savills had marketed as a repositioning play after Western Union consolidated its footprint. Tryko's healthcare arm already runs skilled nursing and assisted living beds up and down the Eastern Seaboard. Marquis Health Consulting Services, its Brick-based administrative affiliate, will run the new facility's operations. Marquis says it supports 112 skilled nursing and senior living communities along the coast.

The demographic case for the bet is direct. The Health Care Association of New Jersey's Andy Aronson told the groundbreaking crowd that by 2030,

"New Jersey will have more older adults than children."

Marquis Division President Michael Smith framed the all-private-room model as a response to a supply gap in the submarket, where he said

"skilled nursing care is not what it used to be."

A spokesperson put construction at roughly 18 months, pointing to an early 2028 opening. That timeline would place Montvale Post Acute and Healthcare Center's 180 suites in a Bergen County market where Tryko's brokers found private-room supply so scarce as to justify building a corporate headquarters from the ground up.
