What The Houston Acquisition Includes
Simi Capital has entered the Texas market through the acquisition of a three-property small-bay industrial portfolio totaling approximately 359,000 square feet in northwest Houston and Katy. The transaction, completed in a joint venture with Decker Capital, expands both firms’ investment activity into one of the country’s major industrial markets. The portfolio includes properties at 5829 West Sam Houston Parkway North and 600 Sam Street in Houston, along with 18307 West Little York Road in Katy. The multi-tenant buildings primarily feature small warehouse suites of approximately 2,500 square feet, with office finishes suited to businesses that need a combination of workspace and storage. The properties serve local and regional users, including contractors, distributors, e-commerce companies and service businesses. This tenant base represents a segment of the industrial market that often requires smaller, more flexible spaces than those offered by large distribution centers.
What Simi Capital Sees In The Texas Market
The acquisition represents a geographic expansion for Miami-based Simi Capital, which focuses on small-bay industrial, industrial outdoor storage and flex properties.
“Houston has deep, diversified demand drivers and one of the strongest small-bay tenant bases in the country,” said Jacob Singer, director of acquisitions at Simi Capital.
Singer added that Texas is a natural extension of the firm’s industrial strategy and said the company expects the acquisition to be “the first of many transactions in the state.”
The investment gives Simi Capital a foothold in a new market while expanding its portfolio of industrial properties across the United States. The firm plans to build on its existing investment platform through additional acquisitions and property-level improvements.
What Decker Capital Brings To The Partnership
Decker Capital joins Simi Capital as the joint-venture partner. The firm specializes in acquiring, repositioning and managing multi-tenant light industrial parks across the country. Shane Decker, founder and CEO of Decker Capital, said the acquisition provides a foundation for further investment in Houston’s small-bay industrial sector.
“We see an opportunity to invest in the properties, enhance the tenant experience, and drive long-term performance,” Decker said.
The partnership combines Simi Capital’s broader investment platform with Decker Capital’s small-bay industrial focus. The companies plan to pursue improvements across the portfolio while leasing available suites and actively managing the assets.
What The Business Plan Means For The Properties
The joint venture plans to make significant improvements across the three properties as part of its investment strategy. The partners also intend to lease vacant suites and use active asset management to improve property operations and tenant experience. Simi Capital plans to deploy its AI-enabled asset management platform to streamline operations and support leasing efforts. The technology is intended to help the firm manage its portfolio more efficiently while improving how tenants interact with property management. The acquisition announcement does not specify the purchase price, the amount of debt financing, current occupancy or the planned capital expenditure budget. Those figures would provide additional insight into the scale of the investment and the expected returns from the improvement strategy.
What Sapphire Industrial Lending Contributed
Sapphire Industrial Lending provided debt financing for the acquisition. Chaim Friedman, the lender’s director of lending operations, led the financing. The loan supports the joint venture’s purchase of the portfolio, although the financing amount and specific terms were not disclosed in the announcement. The transaction adds another example of private lending supporting investment in multi-tenant industrial real estate. For the buyers, the financing provides capital to acquire the assets and implement the planned leasing and improvement program.
What The Acquisition Means For Simi Capital’s Growth
Founded in 2018, Simi Capital has acquired more than 20 properties across more than eight states, investing through equity and debt structures alongside institutional investors, family offices and private investors. The Texas acquisition extends that strategy into a new market and gives the firm an initial portfolio from which to pursue further industrial investments. Decker Capital also gains its first Texas acquisition through the partnership. The firms’ plans for property upgrades, leasing and active management will be central to the portfolio’s performance. Further acquisitions could establish a larger presence for both companies in the Houston industrial market.
