New mixed-use tower planned in Miami’s Arts & Entertainment District

SF QOZ Fund I, led by co-founder David S. Cohen, has revealed plans for a 576-unit mixed-use residential tower in Miami’s Arts & Entertainment District. The development will rise at 1502 NE 1st Avenue, near several of downtown Miami’s most prominent destinations, including the Adrienne Arsht Center, Miami Worldcenter, and the Kaseya Center. Designed by Kobi Karp Architecture and Interior Design, the tower will feature a distinctive façade created in collaboration with London-based Jason Bruges Studio, marking one of the studio’s rare architectural projects in Miami.

What the project includes

The development will combine housing, workspace, and retail within a transit-oriented site in downtown Miami. The building will include 576 residential units, with 40 percent reserved as workforce housing through Florida’s Live Local Act. The program is intended to create housing opportunities for workers employed in nearby employment hubs such as the Miami Health District and downtown business core. The project will also feature 10,000 square feet of coworking space on the second floor, designed for entrepreneurs, remote professionals, and startups. At the ground level, more than 6,000 square feet of retail space will activate the street and provide neighborhood-serving shops and services.

What the location means for transit-oriented living

The site sits directly across from the School Board Metromover Station, offering residents quick access to Brickell, downtown Miami, and the Health District without relying on a car. The property is also located within a federally designated Opportunity Zone, allowing investors to benefit from potential tax incentives tied to long-term investment. The development team assembled the six-parcel site in May 2025, with construction expected to begin later in 2026.

What the project means for the Arts & Entertainment District

The tower is planned as part of the continued growth of the Arts & Entertainment District, one of downtown Miami’s fastest-growing neighborhoods. The area is within walking distance of Biscayne Bay, the Pérez Art Museum Miami, and the Frost Museum of Science, and sits close to major projects, including Miami Worldcenter’s 27-acre mixed-use district. Developers say the project aims to add both housing and architectural identity to the district while helping support nearby cultural institutions and businesses. For the SF QOZ Fund, the development represents another investment in high-growth urban neighborhoods where transit access, cultural amenities, and housing demand intersect.
