What Related Ross Is Building
Related Ross is adding a second convention center hotel to its growing West Palm Beach portfolio. The 18-story Curio Collection by Hilton will rise across Rosemary Avenue from the Palm Beach County Convention Center and next to the existing 400-room Hilton West Palm Beach, also developed by Related.
The project replaces an approximately 1.8-acre surface parking lot that has served the convention center and existing hotel. City commissioners unanimously approved the hotel plan on August 31 after unanimous Planning Board approval in June.
What The Hotel Includes
Designed by Elkus Manfredi Architects, the curved tower will reach approximately 204 feet and include nearly 21,000 square feet of meeting and event space.
The project also calls for a 20,000-square-foot elevated pool deck, rooftop restaurant and approximately 7,300 square feet of ground-floor restaurant space along Rosemary Avenue.
The new hotel will effectively double the convention center's immediately connected hotel inventory from 400 to 800 rooms, giving Palm Beach County a larger room block for major conventions and events.
What The County Deal Looks Like
Palm Beach County is buying the hotel site for $26 million and leasing it back to the project owner. The county's September 29 agenda calls for an initial 33-year hotel lease, followed by renewal options of 33 years and 31 years.
The current agreement calls for annual rent of approximately $1.12 million, increasing 3% annually, plus participation rent equal to 6% of gross annual revenue above a $77 million threshold, subject to specified adjustments.
The structure follows the public-private model already used for the existing convention center hotel, while giving the county ownership of the underlying land.
What The Project Means For CityPlace
The second hotel adds another major hospitality asset to CityPlace, where Related Ross continues to expand its commercial footprint.
The developer is also advancing office projects including 10 CityPlace and 15 CityPlace, while the broader downtown district is seeing additional institutional and residential investment.
For West Palm Beach landlords and commercial real estate investors, the hotel is particularly significant because it converts an existing parking parcel into a major hospitality and convention asset while expanding the room supply directly connected to the county's 350,000-square-foot convention center.
What Comes Next
With city approval secured, the remaining county transaction and lease structure clear the path toward construction. The project has been targeting a roughly 30-month construction period, which could put completion around 2029 if work proceeds on the anticipated schedule.
Related Ross is also expected to provide shared parking arrangements through the county's convention center garage, allowing the new hotel to function without a large standalone parking structure on the site.
The result is a larger convention campus, more hotel inventory and another major piece of Stephen Ross' West Palm Beach development strategy.
