Buildings would rise as high as three stories, creating a substantially different use for one of the larger undeveloped parcels in the Valley Village area.

The project calls for just over 303 homes, with 5% reserved for lower-income buyers under the proposed development program. The plan also includes 727 parking spaces, reflecting the project's primarily for-sale suburban housing format. The development would add a large amount of new ownership inventory to the Valley Village market, where available land for master-planned residential communities is limited.
What Regent Paid For The Site
The property's acquisition is a major part of the project's investment story. Regent purchased the 19-acre parcel from an ABC affiliate for $72.6 million in June 2025, according to property records and Commercial Observer. That translates to roughly $3.8 million per acre before development costs. The Los Angeles Business Journal later recognized the transaction as its 2026 Commercial Real Estate Award for Best Land Sale of the Year. Regent's portfolio confirms 12755 Burbank Boulevard as one of its current projects, alongside residential and commercial properties across the Western U.S. and Sunbelt.
What The Community Will Add
Beyond the homes, Regent plans to create publicly accessible green space and make streetscape improvements along Burbank Boulevard. Sam Kraus, Regent Properties' chief investment officer, said the company wants the project to create a "welcoming and lasting community" while providing open space that benefits both residents and the surrounding neighborhood.
What Comes Next For 12755 Burbank Boulevard
The project remains in the entitlement phase and will require approval of density bonus incentives from the Los Angeles City Planning Commission before moving forward. No construction schedule has been announced. For investors and residential developers, the project is notable for converting a large former media property into more than 300 for-sale homes while preserving a portion of the site for publicly accessible open space.
