What The Tenant Mix Looks Like

The project is leaning heavily into food, beverage and experiential retail, with multiple signed tenants already in place. Vox Kitchen, El Moro, Smog City Brewing Co., Rol and Wanderlust Creamery are among the announced tenants. Smog City says its new Culver location is expected to open in early 2027 and will include a taproom and kitchen. For retail investors, the tenant strategy reflects the broader push toward restaurant-driven neighborhood centers that can generate repeat visits rather than relying primarily on traditional shopping.

What Changed From The Original Plan

Culver Commons is significantly smaller than the project originally envisioned. The City Council approved a 2024 amendment that removed the planned market hall and reduced the project's overall size by approximately 13,300 square feet. The original 2018 agreement called for a 26,800-square-foot artisanal marketplace spanning two sites at the northwest and northeast corners of Washington and Centinela. Construction initially began in 2019 but was halted in March 2020 during the pandemic. The scaled-back version is now moving forward under current market conditions, with Regency Centers positioning the project around curated food, beverage and placemaking uses.

What The Location Means For Retail

The intersection gives Culver Commons visibility along two major streets in a dense West Los Angeles trade area. Regency's marketing materials cite a 206,000 population, 238,000 daytime population and approximately $180,000 average household income within its 10-minute drive-time demographic. The project also adds new restaurant-oriented retail supply in a market where Regency says new supply is relatively limited, making the location and tenant mix central to the investment strategy.

What Comes Next For Culver Commons

Construction is now visibly advancing, with concrete and wood framing underway. The City of Culver City currently lists Spring 2027 as the expected completion date. For landlords and retail investors, the project offers a look at how a delayed development can be resized and repositioned around current demand, with committed food-and-beverage tenants helping anchor the next phase of the site.
