What Rabina’s Sellout Means for Midtown Manhattan
New York developer Rabina has completed residential sales at 520 Fifth Avenue after selling the final condominium, unit 44A. The 1,002-foot tower stands at Fifth Avenue and West 43rd Street, near Bryant Park, Grand Central Terminal and the New York Public Library. According to Rabina, more than 90% of the building’s 100 residences sold within the first 12 months after sales launched in April 2024. Closings began in December 2025, and the final sale marks a major milestone for a project designed to combine residential, office and hospitality uses in one Midtown property. Rabina also claims the building achieved the highest price-per-square-foot sellout of any large-scale new development launched since 2015. These rankings are based on the developer’s announcement.
What Makes 520 Fifth Avenue Different
Designed by Kohn Pedersen Fox (KPF) with interiors by Charles & Co., 520 Fifth Avenue combines 100 luxury condominiums with 25 floors of boutique Class A office space and ground-floor retail. The residences occupy the upper 40 stories and include one- to four-bedroom layouts. Positioned more than 400 feet above Manhattan, the homes offer expansive views across the city and toward its rivers. The project’s Penthouse 88 residential amenity suite has also been completed. Designed as a collection of private rooms rather than a conventional amenity floor, it includes a glass-walled solarium, lounge, dining room, library and game room, all with panoramic skyline views.
What Moss and Office Leasing Add to the Tower
The building’s hospitality component is anchored by Moss, a private members’ club operating across 40,000 square feet and four floors. Its offering includes dining, wellness and cultural programming, creating an additional destination for members alongside the tower’s residential and office uses. Office leasing is also progressing. Rabina reports that more than 50% of the boutique office space is leased, with another approximately 20% in the process of being finalized. Asking rents start above $200 per square foot, according to the developer. Named office tenants include Ancient, JAB Holding Company, Texas Capital, Headlands Technologies, Abrams Capital, MFA Financial and 1823 Partners. Five tenants have taken occupancy, while fit-outs are progressing on additional floors. JLL is leading office leasing.
What the Sellout Signals for New York Developers
The residential sellout gives Rabina a major sales milestone while the office component continues to build occupancy. For developers, the project illustrates how combining condominiums with offices, retail and hospitality can diversify a tower’s uses and create multiple sources of activity. Rabina President Josh Rabina said the project was intended to bring residential, office and hospitality together at an iconic Midtown address. The next measures of performance will be office lease execution, tenant occupancy and the long-term operation of the building’s mixed-use components.
