Provident Industrial Completes Final Gateway Logistics Park Phase

Provident Industrial, a subsidiary of Dallas-based Provident, has completed the final phase of Gateway Logistics Park in El Paso. The 497,280-square-foot expansion delivers three industrial buildings designed to support logistics and distribution operations. Construction on Phase IV began in spring 2025. With the latest delivery, the development reaches full buildout, adding to El Paso’s industrial inventory and reinforcing the region’s role as a logistics hub.

Three Rear-Load Buildings Add Logistics Capacity

The final phase includes Buildings 4, 5 and 6, each designed with truck access and operational functionality in mind. Buildings 4 and 5 each measure 147,420 square feet and share a 205-foot truck court. Building 6 spans 202,440 square feet and features a 130-foot truck court along with 44 trailer parking stalls. The layout provides additional space for truck circulation and trailer staging, important features for industrial tenants managing high-volume distribution.

Provident’s Gateway Logistics Park Reaches 1.4 Million SF

Gateway Logistics Park now consists of six buildings totaling roughly 1.4 million square feet. Provident previously sold three buildings within the development to Philadelphia-based EQT Exeter in two separate transactions during fall 2024. The August transaction involved two buildings totaling 576,365 square feet, followed by the September sale of a 345,394-square-foot building. These sales demonstrate institutional investor participation in the park, while Provident’s completion of the final phase expands the project’s overall footprint.

El Paso Industrial Development Continues

For industrial investors and landlords, Gateway Logistics Park’s completion underscores the importance of modern building specifications, truck courts and trailer parking in logistics-oriented properties. The project’s full buildout also creates a larger industrial campus in a market connected to cross-border trade and regional distribution. With the final phase delivered, Provident has completed a major industrial development in El Paso, while the earlier EQT Exeter acquisitions highlight investor interest in the park’s existing assets.
