  • Prosper Group and Belgium-based Versluys Group are developing Bugatti Residences Miami, a planned 60-story waterfront condominium with an estimated $650 million project value.
  • The tower will contain 183 luxury residences, including four penthouses, with more than 300 feet of frontage along the Miami River.
  • Sales are expected to launch in the first half of 2027, marking Bugatti’s first branded residential development in the United States.

What Bugatti Is Bringing To Brickell

Bugatti Residences Miami will bring the French luxury automotive brand into Miami’s competitive branded-condominium market

The planned tower at 75 SW Miami Avenue Road will rise along the Miami River in Brickell, offering waterfront access and views toward Downtown Miami. The project is being developed by Miami-based Prosper Group and Belgium-based Versluys Group, with Bugatti providing its brand identity and design vision.

What The $650 Million Development Includes

The 60-story tower is planned to include 183 residences, four of which are signature penthouses. The development site comprises roughly one acre across three parcels, acquired by the joint venture for $50 million in August 2026.

The acquisition was supported by a reported $30.5 million loan from Vaster. The overall project value is estimated at $650 million, although a separate construction financing package has not been confirmed in the available project announcements.

What The Architecture And Interiors Will Look Like

Brandon Haw Architecture is designing the tower, with interiors by Yabu Pushelberg. The design draws inspiration from Bugatti’s automotive forms, including curved exterior lines and sculpted architectural elements.

The building’s massing features distinct vertical sections separated by open terrace levels, creating a distinctive profile along the Miami River. The project aims to translate Bugatti’s emphasis on craftsmanship, precision and customization into a residential setting.

What Buyers Can Expect

The development is being positioned around luxury residential service as well as architecture.

Rhodium has been selected as the exclusive global residential operating partner, with plans for personalized service and white-glove butler support. The project’s waterfront location also provides direct access to the Miami River and onward to Biscayne Bay.

Pricing has not yet been publicly confirmed. The planned 2027 sales launch will be an important milestone for gauging buyer demand for another automotive-branded condominium in Miami.

What The Project Means For Brickell

Bugatti Residences joins a growing pipeline of branded luxury towers targeting affluent domestic and international buyers in South Florida.

For developers, the strategy relies on combining a globally recognized brand with a scarce waterfront site, distinctive architecture and hospitality-driven services. The $650 million project value highlights the scale of investment being directed toward Miami’s luxury condominium market.

The key milestones to watch are the 2027 sales launch, presales and construction financing. Those factors will help determine how the project progresses from announcement toward delivery.
