  • Onni Group is once again pursuing an office-focused development at 357 N. Green Street in Chicago’s Fulton Market district.
  • The proposed tower is expected to offer approximately 900,000 square feet of office space, up from 650,000 square feet in the original 2022 plan.
  • Planned features include 60,000 square feet of amenities, 420 parking spaces, private 300-square-foot terraces on each office floor and a 29th-floor restaurant.
  • Stream Realty Partners has been selected to lead leasing, but no construction start date has been announced.

What Onni Group Is Planning at 357 Green

Canadian developer Onni Group is returning to an office-led strategy for its property at 357 N. Green Street, reversing a 2024 proposal for a 698-unit residential tower. The latest plan calls for approximately 900,000 square feet of office space in a 30-story building designed by Chicago architecture firm SCB. The project would occupy a prominent site in Fulton Market, one of Chicago’s most active office and mixed-use districts. The revised concept increases the original office plan’s proposed area by approximately 250,000 square feet. Larger floor plates are intended to accommodate major corporate tenants and a range of workplace layouts.

What the Revised Office Tower Will Offer

The planned building combines large office floors with amenities intended to attract companies seeking modern, high-quality workplaces. Plans include 60,000 square feet of amenities across three floors, a restaurant on the 29th floor, and Dialtone Coffee on the ground floor. The development is also expected to feature 420 parking spaces, a dedicated bicycle room with more than 50 stalls, and private terraces measuring approximately 300 square feet on every office floor. These features are designed to help distinguish the building in a market where employers increasingly prioritize employee amenities and flexible workplace environments. Stream Realty Partners has been selected to market the property and seek an anchor tenant. Securing a major lease commitment will be an important step in determining whether the project advances to construction.

What Chicago’s Office Market Means for Onni

The renewed office proposal comes as Chicago’s office market shows a widening divide between premium buildings and older inventory. CBRE reported that downtown direct vacancy stood at 26.6% in the third quarter of 2026, while trophy-building vacancy fell to 11.4%, its lowest level since early 2023. The figures suggest that demand is concentrating in high-quality buildings even as the overall market continues to carry substantial vacant space. Fulton Market has been one of the stronger-performing submarkets. Its mix of restaurants, residential development and modern offices gives employers a district that can support recruitment and employee activity beyond the workplace. For Onni, the opportunity is to deliver a new building into a market where high-quality space is increasingly differentiated. The risk is that a project of this scale will require significant capital and a major tenant commitment amid uneven demand.

What Happens Next at 357 North Green Street

The project has already undergone several changes. Chicago approved the original 30-story office proposal in 2023, before Onni pivoted to residential development in 2024. The latest office plan returns to the original use while expanding the proposed floor area and amenity package. No construction timeline has been announced, and the developer is still seeking an anchor tenant. For commercial real estate investors and landlords, the project highlights how developers are reassessing office opportunities as tenant demand increasingly favors modern, amenity-rich buildings.
