What the Ombelle Development Will Bring to Downtown Fort Lauderdale
Construction is now underway on Ombelle, a major mixed-use residential project that will add two 43-story towers to Fort Lauderdale's skyline. Rising on a nearly two-acre site at 316 NE 4th St., the development will introduce 754 condominium residences ranging from studios to three-bedroom homes. Residents can expect floor-to-ceiling windows, modern interior finishes, and access to more than 100,000 square feet of indoor and outdoor amenities, including a resort-style swimming pool, business center, wellness spaces, and multiple sports courts. The project is designed to create a luxury lifestyle experience while contributing to the continued growth of downtown Fort Lauderdale.
What the Mixed-Use Project Includes
Beyond its residential offerings, Ombelle will feature more than 11,000 square feet of ground-floor retail and restaurant space, helping activate the surrounding streetscape with new dining and shopping options. The development will also include a 35,000-square-foot Equinox fitness club, making it one of the project's signature amenities. Plans also call for 895 parking spaces, slightly fewer than the original proposal, reflecting a modest reduction in parking while maintaining capacity for residents and visitors.
What This Means for Fort Lauderdale's Development Pipeline
Dependable Equities acquired the nearly two-acre development site for $27 million in 2021 and has committed more than $50 million toward launching the project. The company is also serving as the project's general contractor, allowing it to oversee both development and construction. Ombelle has spent nearly five years moving through planning and approvals before reaching this construction milestone. Once completed in 2028, the development is expected to become one of the largest new residential communities in downtown Fort Lauderdale, adding hundreds of new homes alongside retail, wellness, and public gathering spaces.
What This Project Means for the Local Market
Ombelle reflects the continued demand for high-density residential development in South Florida, where developers are investing in projects that combine housing, lifestyle amenities, and walkable retail environments. As Fort Lauderdale continues attracting new residents and businesses, large-scale mixed-use developments like Ombelle are helping reshape the downtown core while expanding housing options near employment centers, entertainment, and transit connections.
