What the LILLI Condo Tower Includes

OKO Group is moving forward with plans for LILLI, a new 53-story waterfront condominium tower planned in Miami’s rapidly growing Edgewater district. The project is slated for the half-acre property at 717 Northeast 27th Street. Designed by Adrian Smith + Gordon Gill Architecture, the tower will include 117 luxury condominium residences with layouts ranging from one-bedroom units to massive five-bedroom penthouses spanning up to 7,000 square feet. Pricing at the project is expected to begin around $1.65 million. Amenities will include a resort-style pool, spa facilities, fitness areas, and waterfront lifestyle features targeting Miami’s growing ultra-luxury buyer market.

What the Project Means for Edgewater

The development further reinforces Edgewater’s position as one of the hottest luxury condominium development corridors in South Florida. Located just north of Downtown Miami and east of Wynwood, Edgewater has become a magnet for high-rise waterfront development because of its bayfront location, proximity to the urban core, and continued influx of affluent buyers relocating to South Florida. OKO originally acquired the site through an affiliate for $54 million back in 2016, years before the current wave of luxury condo construction transformed the neighborhood. The project also continues OKO’s long-term investment strategy in South Florida alongside development partner Cain International. The two firms recently completed Una Residences in Brickell and are also developing a luxury condominium project in Palm Beach.

What the Tower Signals for Miami Luxury Development

LILLI arrives during a major development surge across Miami’s luxury condo market despite elevated interest rates and broader economic uncertainty. Edgewater in particular has become one of the city’s most active construction zones for branded and ultra-luxury condominium towers. Several other major projects are also moving forward nearby, including Anantara Miami Resort & Residences, Cove Residences, and HQ Residences Miami. Developers continue betting heavily on South Florida’s long-term population growth and continued migration of wealth from states like New York and California. The project also reflects how international developers and institutional capital continue targeting Miami waterfront assets as demand for luxury residential inventory remains strong. For OKO Group and billionaire developer Vlad Doronin, LILLI adds another major tower to a growing South Florida portfolio increasingly focused on high-end waterfront living.
