What Newgard and Porsche Design Are Building
Newgard Development Group is teaming up with Porsche Design to develop Porsche Design Concours, a private automotive destination designed for collectors who want more than traditional vehicle storage. The planned West Palm Beach property will combine individually owned automobile studios with a membership-based clubhouse focused on hospitality, recreation and wellness. The project is planned for 2.6 acres along North Florida Mango Road. Its 22 studios will range from 2,700 to 6,000 square feet, with mezzanines, full bathrooms, wet bars and climate-controlled interiors. Sales will be by invitation, and ownership will be open to collectors of different automotive brands, not just Porsche. The development is targeting a 2028 opening. Construction start and general contractor details have not yet been announced.
What Makes Porsche Design Concours Different
The project is designed around The Concours, an enclosed automotive promenade that serves as the building’s central circulation corridor. Rather than placing cars in conventional storage bays, the layout creates a gallery-style setting where owners can move vehicles, display collections and access their individual studios. Architect Urban Robot Associates is collaborating with Porsche Design on the West Palm Beach design. Each studio will include a mezzanine, full bathroom, wet bar and climate control, allowing owners to use the space for work and leisure as well as vehicle storage. The clubhouse will add padel courts, spa and wellness facilities, dining areas, private lounges, coworking spaces, outdoor terraces and event areas. Concierge services and 24-hour security are also planned. Porsche Design executive Volker Strotmeier described the concept as an extension of the brand’s design philosophy into a new category, combining functionality, design and automotive culture.
What the $10.5 Million Acquisition Means for Newgard
Newgard affiliate PB Vaults Development LLC acquired the 2.6-acre property for $10.5 million in August 2026, with a reported $6.3 million loan from Belmont Bank & Trust. The site had previously been proposed for Palm Beach Auto Haus, a separate automotive condominium concept with 20 studios. The newly announced plan expands that concept to 22 studios, although it remains unclear whether the earlier proposal’s building area and configuration will carry over. For Newgard, the project is a move into a specialized property category that combines real estate ownership with a private club experience. Individually deeded studios also create a different sales model from traditional leased industrial or self-storage space.
What the National Expansion Could Mean for Investors
West Palm Beach is one of two inaugural locations, alongside Dallas, where another 22-studio project is planned. Newgard and Porsche Design intend to expand into additional U.S. markets with established collector communities and affluent residential neighborhoods. The concept targets buyers willing to pay for dedicated space, security and lifestyle amenities. Its success will depend on demand for privately owned automotive studios, pricing and the ability to attract enough buyers to support the shared clubhouse. For commercial real estate investors, Porsche Design Concours represents a niche property strategy that blends private ownership, hospitality and automotive culture. The targeted 2028 opening will be an important test of whether this branded concept can scale into a national real estate platform.
