New York's SA Hospitality's Sant Ambroeus to Make Miami Beach Debut in 2025
The iconic Italian restaurant Sant Ambroeus is set to make its debut in Miami Beach at The Fifth Miami Beach office development.

The iconic Italian restaurant Sant Ambroeus is set to make its debut in Miami Beach at The Fifth Miami Beach office development. The 7,000 SF restaurant is expected to open in late 2025 and will be located on the ground floor of Sumaida + Khurana's and Bizzi+Bilgili's 62,202-square-foot building at 944 Fifth Street. This location will be Sant Ambroeus’ eighth full-service restaurant and its second in Florida.
Development of The Fifth Miami Beach
The Fifth Miami Beach is currently under construction and represents the first office development in the upscale South of Fifth district in decades. Developers secured a $47.25 million construction loan from Cain International last year to finance the project.

Expansion of SA Hospitality Group
Sant Ambroeus is part of Gherardo Guarducci’s SA Hospitality Group, which operates four restaurants and three coffee bars in New York City. The group expanded into Florida in 2016 with a location in Palm Beach. SA Hospitality Group recently opened another restaurant, Felice, in Brickell and West Palm Beach, marking a continued expansion in the state.
Rising Popularity of New York Restaurants in Miami
Since the pandemic, Miami’s South of Fifth district has seen a surge in high-profile restaurants from New York, such as Carbone and Catch. The addition of Sant Ambroeus reflects this trend and further establishes the area as a culinary destination.
Lease Agreement Details
The Corcoran Group’s Cyril Bijaoui and Noa Figari represented SA Hospitality Group in the Miami Beach lease agreement, while Aaron Butler of Avenue Real Estate Partners represented the ownership group of The Fifth. The collaboration between these entities is a significant step in bringing Sant Ambroeus to Miami Beach.
