What Bathhouse’s Lease Means For 6400 Sunset Boulevard In Hollywood
New York-based wellness brand Bathhouse has signed a 25-year lease at 6400 Sunset Boulevard in Hollywood, marking the company’s first West Coast location. The spa operator will occupy the former Amoeba Music store, a well-known Hollywood retail landmark that has struggled to secure a long-term tenant since the record store relocated in 2021. The property is owned by Nahla Capital in partnership with GPI Companies, with CBRE brokers Greg Briest, Houman Mahboubi, and Marisa Renfro representing ownership in the leasing transaction.
What The Redevelopment Means For The Former Amoeba Music Building
Bathhouse plans to transform the former retail property into a large-scale wellness and spa destination. The building’s large floor plates and extremely high ceilings were major factors in the decision to lease the space, according to Bathhouse co-founder Travis Talmadge. These features allow the brand to build extensive spa infrastructure while preserving open communal spaces. The redevelopment will significantly expand the building’s usable footprint, bringing the total space to approximately 85,000 square feet once the project is complete.
What The Wellness Amenities Mean For The New Hollywood Spa
The planned facility will include a wide range of spa and wellness amenities designed to create a full-day destination. Plans call for thermal pools, cold plunges, saunas, steam rooms, and massage services, along with seven sauna and steam spaces and ten thermal pools. One large sauna is expected to accommodate up to 250 guests at a time. Bathhouse also intends to develop a rooftop bar and outdoor programming space, expanding the social and hospitality component of the property.
What The Rooftop Expansion Means For The Property’s Entertainment Appeal
In addition to spa facilities, the project will feature a significant rooftop buildout. The rooftop will host programming, social spaces, and a bar, similar to the company’s Williamsburg location in Brooklyn, which includes a heated rooftop pool. Developers say the outdoor area will be designed to support events and gatherings. This mix of wellness and entertainment reflects a growing trend where hospitality-style amenities are integrated into experiential destinations.
What The Wellness Trend Means For Commercial Real Estate
Bathhouse’s expansion highlights the growing influence of wellness-driven real estate concepts. Developers and investors are increasingly incorporating spa facilities, health amenities, and wellness programminginto both commercial and residential developments. These features have become major selling points for luxury properties and lifestyle-focused destinations. With its planned opening in early 2028, the redevelopment of 6400 Sunset Boulevard signals continued demand for experiential wellness spaces in major urban markets.
