  • Montperia Group is seeking approval for a 13-story mixed-use building at 900 60th Street in Borough Park, Brooklyn.
  • The proposal includes 150 apartments, with 35 to 42 units planned as affordable housing for households earning 60% to 80% of area median income.
  • Plans call for ground-floor retail and 50 parking spaces. The project depends on a rezoning application, and construction dates have not been announced.

What Montperia Group Plans for 900 60th Street

Montperia Group is advancing plans to replace a low-rise commercial property at the corner of 60th Street and Ninth Avenue with a 13-story residential building. The latest rendering shows a brick-clad design with setbacks, an irregular window grid and large storefront windows.

The project would add new rental housing and retail space in Borough Park, near the Fort Hamilton Parkway N and W subway station. An architect has not been publicly identified, and the proposal remains subject to land-use approvals.

What the Proposed Apartment Mix Means for Investors

The development is expected to contain approximately 150 apartments, including 35 to 42 affordable units at 60% to 80% of area median income. That represents roughly 23% to 28% of the proposed apartments, based on the current figures.

For investors, the mix matters because the project combines market-rate housing with income-restricted units. The final unit count, affordability requirements and financial feasibility will depend on the approved plans and applicable zoning conditions.

What the Rezoning Could Unlock

Montperia Group purchased the property in 2016 for more than $9.7 million. The site is currently in a manufacturing-zoned district, and the application seeks changes that would permit residential development with commercial space and parking. City planning records describe a proposal with approximately 102,500 square feet of residential floor area, 5,500 square feet of commercial space and 50 parking spaces.

The public record reflects a rezoning process rather than a construction-ready project. That makes the approval timeline a key factor for the owner and any future financing or development decisions.

What Brooklyn’s Housing Pipeline Signals

Brooklyn had 4,087 proposed multifamily units in the first quarter of 2026, according to the Real Estate Board of New York’s construction pipeline report. The broader pipeline points to continued development activity, but proposed units are not the same as completed apartments.

For landlords and developers, 900 60th Street illustrates how rezoning can create a path to more housing on underused commercial sites. The project’s next major milestone is securing the approvals needed to advance toward construction.
