  • Stiles and Sunbeam Properties & Development officially broke ground on Miramar Cove in Miramar, Florida.
  • The 125-acre project will deliver nearly 2,900 residences, retail space, offices, hospitality, and a waterfront entertainment district.
  • The master-planned development centers around a 5.5-acre manmade waterfront basin designed as the community’s focal point.

What the Miramar Cove Development Includes

Construction has officially begun on Miramar Cove, one of South Florida’s largest planned mixed-use developments currently underway. Located at 2800 Executive Way in Miramar, the 125-acre project is being developed by Stiles for Sunbeam and designed by Cooper Carry. Once completed, Miramar Cove will include 2,874 residential units, 400,000 square feet of retail space, 125,000 square feet of Class A office space, and a 185-room hotel integrated into a walkable waterfront district.

What Makes the Project Unique

The defining feature of the development is its 5.5-acre manmade waterfront basin surrounded by restaurants, retail, residential buildings, office space, and pedestrian promenades. The basin technology has already been utilized at high-profile hospitality and waterfront projects, including Monaco Yacht Club in Miami Beach and Royal Caribbean’s Hideaway Beach destination in the Bahamas. Developers say more than 40 acres of the property will be dedicated to parks, open space, trails, and water features designed to create a resort-style environment within the larger mixed-use community.

What the Residential and Retail Components Will Offer

The residential component will introduce thousands of contemporary-style apartments and residences integrated throughout the site. Retail plans include approximately 400,000 square feet of commercial space anchored by a 35,000-square-foot grocery store alongside dining, entertainment, and lifestyle-focused retail offerings. The project will also feature a private beach club for residents, outdoor gathering spaces, five miles of walking paths, and connections to nearby parkland and natural trails.

What This Means for South Florida Growth

Miramar Cove represents another major example of large-scale mixed-use development continuing across South Florida as developers pursue master-planned live-work-play communities. The project’s location, adjacent to the Miramar Park of Commerce, one of South Florida’s largest business hubs, positions the development near a major employment base with strong regional connectivity. Developers are increasingly targeting suburban growth corridors where large land assemblages allow for integrated residential, office, hospitality, and entertainment environments.

What the Developers Are Betting On

Stiles and Sunbeam Properties & Development are betting heavily on continued population growth, migration, and mixed-use demand across South Florida. The surrounding area already supports a large residential population with above-average household incomes, factors that continue attracting large-scale commercial and residential investment throughout Broward County. The project also aligns with broader national development trends emphasizing experiential, walkable, and amenity-driven communities.

What the Industry Will Watch Next

The first phases of vertical construction are now beginning, following the official groundbreaking ceremony held on May 27. A grand opening for Miramar Cove is currently targeted for late 2028, though development activity will likely continue in phases beyond the initial opening timeline. For developers and investors, the project represents one of the most ambitious suburban mixed-use developments currently moving forward in South Florida.
