What MICL and Admire Capital are building
MICL and Admire Capital have opened the sales gallery for The Ritz-Carlton Residences, Fort Lauderdale Beach, marking a key step toward launching the 83-unit luxury development. The project features two waterfront towers along the Intracoastal Waterway, designed as a boutique alternative to larger condo buildings. Sales are being handled by Douglas Elliman Development Marketing. Units start at $2.5 million, targeting high-net-worth buyers looking for exclusivity and branded residential living.
What the design and product include
Architecture is led by Garcia Stromberg with interiors by Dan Fink Studio. Residences range from about 1,550 to 3,480 square feet, including penthouses with private rooftop terraces and plunge pools. Units feature high-end finishes, large terraces, and floor-to-ceiling glass designed to maximize water views. Amenities include pools, private cabanas, a residents' lounge, fitness and entertainment spaces, and dock access along the Intracoastal.
What leadership says about the project
“The sales gallery offers an authentic glimpse into the spirit of The Ritz-Carlton Residences, Fort Lauderdale Beach,” said Diana Ulis. “It’s an immersive space where buyers can engage with the craftsmanship, design, and details that define the project.”
“By limiting the number of residences and carefully shaping the architecture and service experience, we’re building something intended to last,” said Vatsal Shah.
What this means for the Fort Lauderdale market
The project reflects growing demand for luxury waterfront condos outside of Miami and Palm Beach.
“With only 83 residences directly on the Intracoastal split between two towers, this level of exclusivity is increasingly rare,” said Jay Phillip Parker.
Buyers are increasingly targeting Fort Lauderdale for its balance of lifestyle, pricing, and waterfront access, driving early interest in new developments.
What this means for developers and investors
This launch highlights continued strength in the branded luxury residential segment. Developers are focusing on smaller, high-end projects with strong design, service, and location to attract affluent buyers. Limited supply and premium positioning continue to support pricing power. For investors, it signals that demand for luxury waterfront products remains strong, particularly in markets offering relative value compared to Miami. Fort Lauderdale continues to gain traction as a luxury residential market with strong buyer demand and limited high-end inventory.
