What Karahan And KDC Are Planning

The Karahan Companies and KDC are partnering to pursue up to 11 million square feet of corporate office development at The Fields in Frisco. The proposed program will focus on build-to-suit space, allowing companies to secure customized office environments.The partnership builds on the firms’ previous work at Legacy West in Plano, a mixed-use development that includes major corporate headquarters and regional offices. Their renewed collaboration aims to attract businesses seeking space in North Texas.

What The Fields Master Plan Includes

The Fields spans approximately 2,545 acres in north Frisco. The development already includes the PGA of America headquarters, a 500-key hotel and Universal Kids Resort, which opened in 2026. The broader master plan also includes more than 250 acres of parks and open space, 89 acres of lakes and water features, and approximately 25 miles of hike-and-bike trails. The combination of commercial, residential and recreational uses is intended to create a large-scale destination for businesses and residents.

What Fields West Adds To The Development

Fields West is a 55-acre mixed-use district within the larger development. Plans include approximately 710,000 square feet of combined retail and office space, along with 1,150 multifamily units. The district is under construction and expected to open in phases between 2027 and 2028. Its commercial component secured a $425 million construction loan in 2025, supporting another major phase of investment within The Fields.

What Frisco's Office Market Signals

Frisco continues to attract corporate office development across the Dallas-Fort Worth region. As of September 2026, the submarket had approximately 602,050 square feet of office space under construction, representing nearly one-fifth of the Metroplex's construction pipeline. Reported asking rents reached $53.30 per square foot, a 39.6% premium over the Dallas-Fort Worth average. Those figures point to comparatively strong pricing in the submarket, although future development will depend on tenant demand, leasing activity and broader office-market conditions.

What Comes Next For The Fields

The planned 11 million square feet represents a long-term development opportunity rather than an immediate construction commitment. The pace of delivery will depend on tenant commitments and phased development. For investors and landlords, The Fields highlights Frisco's ambitions as a corporate and mixed-use growth market. Its scale could create substantial opportunities for office, retail and residential development as North Texas continues to expand.
