Kushner Breaks Ground on 39-Unit One Eighty Ocean in Long Branch
Kushner affiliate PV Condo LLC has begun construction on One Eighty Ocean, a $138.4 million six-story condominium project featuring 39 residences and direct Atlantic Ocean views at 180 Ocean Avenue.

What Kushner Is Building
Construction began after a groundbreaking ceremony on September 24, bringing a new boutique condominium project to 180 Ocean Avenue, immediately south of Pier Village. Designed by MHS Architects, the six-story building will feature stepped massing, floor-to-ceiling glass and private terraces designed around Atlantic Ocean views. Every residence will have private outdoor space, with select terraces offering outdoor kitchens, plunge spas and fire pits.
What Buyers Will Get
The 39 residences will range from two to four bedrooms, with ceiling heights reaching up to 10 feet, 6 inches. The project is positioned as a low-density alternative to larger residential developments, with each home designed around private outdoor space and ocean exposure. The rooftop Sky Terrace will include an outdoor kitchen, dining pavilions and fire features. Owners will also have access to an extensive amenity program spread across three levels.
What The Amenity Package Includes
The oceanfront pool deck will feature a swimming pool, hot tub, cold plunge, cabanas, fire pits and an outdoor cinema. Indoor amenities will include a great room with a salon, bar and billiards, a screening room and a children's playroom. A dedicated wellness area will add treatment rooms, hydrotherapy, sauna and steam facilities, while an ocean-facing fitness center and yoga studio round out the health and wellness offering.
What The Investment Means For Pier Village
Kushner assembled the One Eighty Ocean site over several years, including purchases of 170 Ocean Avenue for roughly $6 million in 2017 and 176 Ocean Avenue for $2.7 million in 2018. The project represents another step in the company's long-term investment along the Long Branch shoreline. The City of Long Branch describes Pier Village as a single-ownership district, a structure that allows coordinated investment and management across the private development and public realm.
What Comes Next For One Eighty Ocean
With construction underway, the development team is marketing the residences through SERHANT, while Valley Bank is providing project financing. The $171 million projected sellout gives the project an important for-sale benchmark as Kushner moves into the final phase of its Pier Village expansion. For Long Branch, One Eighty Ocean adds 39 high-end ownership units directly on the Jersey Shore, extending the concentration of residential, hospitality and retail investment around Pier Village.
