- The Korea International Trade Association (KITA) is investing $200 million to redevelop 460 Park Ave. into a modern Class A office tower.
- The 22-story building will deliver approximately 350,000 square feet of upgraded office space when construction is completed in 2028.
- The project includes a new glass façade, upgraded interiors, premium tenant amenities, and modern building systems designed to compete with the newest office buildings in Midtown Manhattan.
What the Redevelopment Brings to Park Avenue
A major transformation is underway at 460 Park Ave., where the Korea International Trade Association (KITA) is investing $200 million to modernize one of Midtown Manhattan's aging office buildings. Located at the northwest corner of East 57th Street and Park Avenue, the 22-story property will be completely renovated while preserving its original structural frame. Once completed in 2028, the redevelopment will introduce approximately 350,000 square feet of premium office space to one of New York City's most sought-after business corridors. With direct office vacancy along Park Avenue sitting at just 2.2%, the project arrives as demand for high-quality office space continues to outpace supply.
What the Project Includes
Rather than constructing a new tower, KITA is stripping the building down to its original steel structure before rebuilding it with modern office standards. The most noticeable change will be a new curtain wall featuring floor-to-ceiling glass windows that will dramatically update the building's appearance and improve natural light throughout the office floors. Additional upgrades include a double-height lobby, new elevator systems, increased ceiling heights, advanced air-handling systems, outdoor terraces, and a hospitality-inspired amenity center spread across multiple floors. These improvements are designed to attract companies looking for high-end office space in Midtown. The redevelopment is also receiving support through New York City's Manhattan Commercial Revitalization Program (M-CORE), which offers a 20-year tax incentive for qualifying office modernization projects.
What This Means for Midtown's Office Market
The investment reflects continued confidence in Park Avenue as one of the country's strongest office markets. Several nearby office buildings have recently attracted premium tenants paying some of the highest rents in Manhattan, while additional redevelopment projects continue reshaping the corridor. The project also follows other major investments nearby, including Extell Development's acquisition of a prime Park Avenue development site and the planned office tower at 450 Park Ave. Together, these projects reinforce the area's reputation as the city's premier destination for Class A office space.
What Future Tenants Can Expect
When completed, 460 Park Ave. will offer modern office environments designed around today's workplace expectations. Flexible layouts, abundant natural light, upgraded mechanical systems, outdoor gathering spaces, and hospitality-focused amenities are expected to appeal to companies seeking high-quality headquarters in Midtown. According to JLL, which is handling leasing for the property, large blocks of premium office space in the Plaza District remain increasingly difficult to find, making the redevelopment a rare opportunity for future tenants.
