What Kempinski Is Offering Before Closing

Kempinski Residences Miami Design District is putting a new spin on the branded-residence playbook. Instead of waiting until buyers move in to introduce concierge services, the development plans to give purchasers access to a VIP Concierge starting at contract signing.

The service is designed to handle everything from restaurant reservations and travel arrangements to customized local experiences and resident programming. Buyers will also receive immediate access to a GHA DISCOVERY Titanium membership, extending the hospitality relationship well before closing.

What The VIP Concierge Means For The Buyer Experience

The strategy is closely tied to Kempinski's hotel business, where personalized service is a core part of the brand.

For luxury condo developers, the period between signing a contract and receiving the keys can last several years. By introducing hospitality services immediately, Kempinski and developer DaGrosa Capital Development Partners are effectively extending the ownership experience across that entire timeline.

Joseph DaGrosa, founder and chairman of DaGrosa Capital Development Partners, said the goal is to give buyers a service experience that begins at the start of their relationship with the project, rather than at move-in.

What DaGrosa Capital Is Building

Kempinski Residences Miami Design District is planned at 3801 and 3883 Biscayne Boulevard, directly across from the Miami Design District.

The latest announcement describes 128 private residences across two 23-story towers, along with six townhomes and resident-only guest suites. Current project materials also identify Arquitectonica as architect, Rockwell Group for interiors and Enea for landscape architecture.

The development is positioned as Kempinski's first standalone branded residential project in the United States, making the project an important test of whether the European hotel brand can translate its service model into Miami's increasingly competitive luxury residential market.

What Buyers Are Getting Inside The Towers

The project is being built around a hospitality-heavy amenity package rather than simply a collection of private residences.

Planned amenities include two pools, wellness and recovery facilities, cold plunge, infrared and steam saunas, dining spaces, wine and game lounges, a screening room, golf and Formula 1 simulators and padel courts.

Kempinski is expected to have a role in the management and operations of the residences, reinforcing the project's hotel-style service model. Current project materials put anticipated completion in Q4 2029.

What Kempinski's U.S. Debut Means For Miami

Miami has become one of the largest branded-residence markets in the country, with hotel, fashion and automotive brands increasingly using residential projects to extend their businesses beyond traditional hospitality.

Kempinski is taking a slightly different route by emphasizing European hospitality and ongoing service rather than simply attaching its name to a condominium. The company, founded in 1897, describes Miami Design District as its first residential project in the United States.

For developers and landlords, the bigger trend is the monetization of service. At the ultra-luxury end of the residential market, buyers are increasingly paying for the experience around the real estate, not just the square footage.

What The Development Says About The Design District

The location gives the project another advantage. Kempinski sits at the northern gateway to the Miami Design District, surrounded by luxury retail, galleries, restaurants and cultural destinations.

The project is also within walking distance of Wynwood, Midtown and Edgewater, while Brickell and Downtown Miami are roughly 15 minutes away by car.

With sales already underway and completion targeted for 2029, the VIP Concierge program gives Kempinski another way to differentiate its residences before buyers ever receive the keys.

For the developer, the pitch is straightforward: the hospitality experience starts when the contract is signed, not when the building opens.
