Construction is moving above ground on Jules San Pedro, a new mixed-use apartment project at 155 W. 6th Street and 625 S. Beacon Street in Downtown San Pedro. The development is a joint venture between High Street Residential, the residential subsidiary of Trammell Crow Company, and Haseko North America. The project occupies a full 1.29-acre city block near the Los Angeles waterfront and directly adjacent to Piazza Miramare.

What The 281 Apartments Include

Jules San Pedro will rise eight stories and include 281 studio, one-bedroom and two-bedroom apartments. The development is designed as a contemporary podium-style building with residential courtyards positioned above the parking deck. The project will also include 1,276 square feet of ground-floor commercial space. The retail suite sits at the corner of Beacon Street and 6th Street, with an approximately 945-square-foot patio planned to activate the street frontage. Amenities will include a pool deck, rooftop deck, fitness center, courtyards, clubhouse, coworking space, sauna, spa and pet facilities, creating a sizable amenity package for the new apartments.

What KFA Architecture Designed

KFA Architecture is designing Jules San Pedro with a contemporary facade and multiple building volumes organized around landscaped outdoor spaces. The project is intended to create a more active pedestrian presence along Beacon Street and 6th Street, with the ground-floor retail adding another use beyond the residential component. Construction officially began in March 2026, and the project is now moving vertically after several months of site and foundation work. Westport Construction is serving as general contractor.

What Jules Means For Downtown San Pedro

Jules is the second San Pedro project from Trammell Crow Company, following the recently completed Vivo on Harbor, a 137-unit apartment development located about one block away. The project is also positioned across from the West Harbor redevelopment, a major waterfront entertainment destination that includes restaurants, retail and a concert venue. The broader waterfront investment is helping add new residential, retail and entertainment uses around Downtown San Pedro. For multifamily investors and landlords, the development shows continued private-sector investment in waterfront-adjacent San Pedro, where new residential projects are being paired with retail and amenity-heavy designs. With framing now visible, Jules San Pedro is moving into the most visible stage of construction and remains on track for Q2 2028 completion.
