J. Safra Real Estate, the real estate arm of The J. Safra Group, is set to acquire the iconic Faneuil Hall Marketplace in Boston.
A Landmark Acquisition
With its rich history and spanning over 365,000 square feet, this retail and office complex has caught the attention of Ashkenazy Acquisition Corp., the current owner. Building on their impressive track record, J. Safra Real Estate sees immense potential in this high-profile landmark, marking a significant milestone for both parties involved.
This notable property came under Ashkenazy's ownership in 2011, following their successful acquisition of the ground lease from General Growth Properties. Valued at $140 million, the deal was a substantial investment. Ashkenazy not only secured the property but also took on the responsibility of the $98 million CMBS loan from Banc of America Commercial Mortgage Trust.
Under a long-term lease arrangement dating back to the mid-1970s, the Faneuil Hall Marketplace is subject to a 99-year unsubordinated net ground lease held by the Boston Planning & Development Agency. With the lease set to expire in 2074, the property holds great promise for future development and growth. Recognizing the need for physical improvements that were overlooked in the past, J. Safra Real Estate is actively engaged in discussions with the BPDA to revitalize the Marketplace. To bring this vision to life, investments of up to $45 million may be required, transforming this iconic destination into a vibrant hub of activity.

Faneuil Hall's Transformative Journey
In the heart of Boston, a historic property known as Faneuil Hall has witnessed a remarkable evolution since its construction in 1742. Originally serving as a meeting space and central marketplace, Faneuil Hall quickly outgrew its original purpose as the city's population soared. To accommodate the needs of a burgeoning city, the hall underwent a significant expansion in 1826.
Fast forward to 1976, Mayor Kevin White, along with visionaries Jim Rouse and architect Benjamin Thompson, embarked on an ambitious remodeling plan for Faneuil Hall. With an unwavering commitment to revitalizing this iconic landmark, their efforts proved to be an urban renewal success story.
Through meticulous planning and dedication, approximately 160,000 square feet of the complex underwent a transformative change. The once bustling marketplace now found new life, as office spaces took center stage within the revamped halls of Faneuil Hall. This adaptive repurposing breathed new energy into the historic property, ushering it into a modern era while preserving its rich heritage.
Today, Faneuil Hall stands proudly as a testament to the power of reinvention. Its walls echo the stories of the past, while its refurbished interiors serve as a hub for commerce and innovation. This transformation proves that the blending of history and progress can not only coexist but thrive, inspiring generations to come.
