Investments Limited Brings Carmine’s Gourmet Market to Boca Raton’s Glades Station

• Investments Limited is developing Glades Station, a nearly four-acre mixed-use project that will bring more than 28,000 square feet of retail, restaurant and office space to Boca Raton.

• Located at 50 Glades Road, Boca Raton, FL 33431, the project will be anchored by Carmine’s Gourmet Market and Carmine’s La Trattoria, with both businesses targeting a Q1 2027 opening.

What Investments Limited Is Building

Investments Limited is transforming the southwest corner of Glades Road and Dixie Highway into Glades Station, a new commercial destination designed around retail, dining and office uses. The nearly four-acre project will contain three buildings totaling more than 28,000 square feet. One building will house Carmine’s Gourmet Market, another will feature Carmine’s La Trattoria, and the third will provide office space. The project is being positioned as a walkable redevelopment of a former industrial site, adding new commercial activity to a major Boca Raton corridor.

 

 

What Carmine’s Adds To The Project

Carmine’s Gourmet Market will serve as the primary retail anchor, bringing the longtime South Florida food operator to Boca Raton for its second Palm Beach County market. The company has operated since 1972, when founder Carmine Giardini opened his first meat market in Pembroke Pines. Its Palm Beach Gardens location opened in 1988 and has grown into a roughly 16,000-square-foot destination featuring prime meats, seafood, produce, bakery items, deli products, imported cheeses, specialty groceries and wine. The Boca location will be paired with Carmine’s La Trattoria, bringing the family's Italian restaurant concept to the new development. The restaurant is expected to operate in a separate building from the market, creating two distinct anchors within Glades Station.

What The Location Means For Retail

Glades Station sits at a strategic intersection connecting downtown Boca Raton, FAU and the surrounding residential and office market. The development is also close to the Brightline station and Boca Raton Airport, giving the project access to both local customers and regional visitors. For commercial landlords, the project illustrates the continued repositioning of older industrial and underutilized properties into higher-value retail and dining destinations. The Carmine's deal also gives the development an established local operator as an anchor rather than relying entirely on new-to-market tenants.

What Opens In 2027

The Carmine's market and La Trattoria are expected to open during the first quarter of 2027, according to Investments Limited and local reporting. Investments Limited has described Glades Station as part of its broader investment strategy along Boca Raton's commercial corridors, while Carmine's expansion gives the project a recognizable food-and-beverage draw before the development is fully occupied. For Boca Raton's retail market, the combination of gourmet grocery, full-service dining and office space creates another mixed-use destination along the Glades Road corridor.
