What Infinity Collective Is Planning for the Former Shvo Site
New York-based Infinity Collective is revising its plans for a major mixed-use development near Lincoln Road, where Epicure Gourmet Market once operated. The site remained vacant after the former structure was demolished under previous developer Michael Shvo’s ownership. The revised proposal calls for a 14-story, 302,135-square-foot development combining residential, office and retail uses. Infinity has reduced the apartment count by 38 while expanding the office component, shifting the project’s commercial-residential balance.
What the Revised Development Will Include
Designed by PBDW Architects, the project would contain 142 rental apartments, 51,200 square feet of Class A office space and 45,313 square feet of retail space. A separate five-story garage at 1677 West Avenue would provide approximately 365 parking spaces. The additional office space could appeal to businesses seeking premium locations close to South Beach’s residential neighborhoods and retail corridors. For investors, combining multiple property uses can diversify potential income, though it also introduces different leasing, operating and management requirements.
What the $28.3M Acquisition Means for Investors
Infinity purchased the 1.4-acre site for $28.3 million in 2025 through a deed in lieu of foreclosure. Shvo had previously planned a six-story office building designed by Foster + Partners, but construction never began after the existing structure was demolished. The revised plan represents a new development strategy for a prominent site near Lincoln Road. Rather than relying primarily on office space, Infinity is proposing a broader mix that could serve residents, office tenants and retailers. The project’s ultimate economics will depend on construction costs, financing, achievable rents and demand for each component. The 365-space garage is also a major part of the plan, supporting parking needs across the mixed-use development.
What Miami Beach’s Office Market Signals
Miami-Dade’s premium office market offers a potentially favorable backdrop. According to Colliers’ third-quarter 2026 report, Class A asking rents reached $74.33 per square foot, while the county recorded a third consecutive quarter of positive net absorption. Those figures suggest continued demand for quality office space, but countywide trends do not guarantee that a specific project will lease up successfully. Infinity will still need to attract tenants and retailers while managing the cost and complexity of a large mixed-use development. The Miami Beach Planning Board is scheduled to review the revised application on December 8, 2026. That hearing will be an important milestone for the long-vacant property as Infinity seeks to move the proposal closer to approval.
