Industrious Takes Over Former WeWork Space in Playa Vista

Industrious is moving into 12655 Jefferson Boulevard, a six-story creative office property commonly known as The Landing at Playa Vista. The company is replacing former WeWork operations and plans to make the site its 20th Los Angeles location. The property totals roughly 100,000 square feet and includes open floor plates, outdoor meeting areas, onsite parking and direct access to the 90 and 405 freeways. It sits across from Runway Playa Vista, adding restaurants, retail and services within walking distance.
What This Means For Mani Brothers
For Mani Brothers Real Estate Group, the Industrious deal provides a new flexible-office user for a property that lost its major coworking tenant several years ago. WeWork originally leased approximately 78,000 square feet at the building after its 2016 renovation. After WeWork departed in 2022, the larger Mani Brothers office portfolio in Playa Vista faced significant vacancy, although occupancy has since improved. The leasing move is notable because the portfolio's $54 million securitized loan was transferred to special servicing earlier this year after missed payments. Mani Brothers said the loan was subsequently current while discussions over a modification continued.
What The Expansion Says About Flex Office
Industrious has been expanding its footprint as flexible office demand evolves beyond traditional coworking. CBRE fully acquired Industrious in January 2025, and the platform now provides dedicated offices, private suites, coworking and meeting space. The Playa Vista move also follows Industrious expansions in other California markets. In San Diego, the company recently announced plans to double its Core Columbia location to approximately 54,000 square feet, with the additional space expected to open in June 2027.
What Landlords Should Watch
The deal illustrates how flex-office operators can help backfill large office properties where traditional tenants may be slower to commit. For landlords, coworking can provide a way to activate partially vacant buildings while offering tenants shorter-term and more flexible workplace options. Playa Vista remains a major Silicon Beach office hub, with major technology companies and lifestyle amenities surrounding the property. For Mani Brothers, landing Industrious at 12655 Jefferson adds another recognizable tenant to an asset that has been navigating the post-WeWork office market.
