What Hunt Sports Development Is Planning At Toyota Stadium

A major mixed-use development is taking shape around Toyota Stadium and Soccer Center in Frisco, where Hunt Sports Development is partnering with Peak Curated Development and Venu Holding Corp. to transform the east side of the stadium campus. The project is designed to turn the stadium area into a destination that operates beyond soccer games, bringing together hospitality, meetings, dining, entertainment and business uses. The project is expected to be developed in multiple phases, with construction scheduled to begin in 2027. Total development costs have not been released, although previous city planning documents have pointed to more than $1 billion in potential private investment once the larger district is fully built.

What The First Phase Adds For Hospitality

The first phase will be anchored by a 290-room boutique hotel designed to serve visitors attending sporting events, conventions and entertainment activities at the stadium campus. Hotel amenities will include a full-service restaurant and bar, rooftop bar and lounge, spa and fitness center. The development gives Frisco another opportunity to capture visitors who might otherwise travel elsewhere in the Dallas-Fort Worth area for major events, conferences and entertainment.

What Venu Is Bringing To The Event Space

More than 40,000 square feet of convention, meeting and event space will be included in the first phase. More than 25,000 square feet will be dedicated to meeting space, including a 15,000-square-foot ballroom that can be divided into smaller rooms for conferences and private events. The flexibility is a major part of the plan. The ballroom and surrounding spaces can also be converted into a 3,000-person music hall or live entertainment venue, with Venu operating the entertainment component. That setup could allow the district to generate activity throughout the year rather than relying primarily on FC Dallas matches.

What The Project Means For Toyota Stadium

The new mixed-use district will complement a separate office development planned on the west side of Toyota Stadium. Cawley Partners is developing that portion of the campus, which is expected to eventually include more than 1 million square feet of office space. Toyota Stadium opened in 2005 and has evolved into a major sports and entertainment venue. In addition to serving as FC Dallas' home, it has hosted concerts, U.S. women's national team matches, FIFA World Cup training sessions and NCAA Division I Football Championship games. The stadium is also undergoing a $215 million renovation that is scheduled for completion in spring 2028. The work includes a full canopy over the seating areas, upgraded technology, new suites and expanded club spaces.

What The Hunt Family Is Building In Frisco

Hunt Sports Development is the real estate development arm of the Hunt family, which owns FC Dallas and the NFL's Kansas City Chiefs. The partnership with Peak Curated Development and Venu brings together sports ownership, real estate development and entertainment operations. For Frisco, the strategy is increasingly familiar: use major sports and entertainment assets as anchors for broader mixed-use development. The planned hotel, convention space, entertainment venue and future office development could turn the Toyota Stadium campus into a significantly more active commercial destination, with construction on the first phase expected to begin in 2027.
