Sunterra’s Home Sales Support Rental Demand

Sunterra recorded 1,024 new home sales in 2025, placing it fifth among U.S. master-planned communities, according to RCLCO. Hunington Residential Partner and Senior Vice President Kate Good said the company has found success developing at pivotal locations within master-planned communities. The appeal for multifamily developers is clear: new residential rooftops can support a wider range of housing options, services and retail. As households move into the suburbs, rental apartments can serve residents who are not ready to buy or who prefer renting. Hunington Residential is an arm of Houston-based Hunington Properties Inc., a commercial real estate and development firm led by Sandy Aron. The company has also pursued infill projects and strategic land acquisitions across Texas.

Five Houston-Area Projects in the Pipeline

The Vic at Sunterra is one of five multifamily developments Hunington has in its Houston pipeline. The company’s next Katy project, The Vic at Tamarron, is expected to break ground in early 2027, followed by another project in Texas City. The pipeline reflects continued developer interest in suburban Houston, where population and homebuilding activity have supported demand for new housing. Houston and Dallas have led U.S. home construction over the past decade, according to the source report. Houston was also identified as a leading market for homebuilding expectations in the 2027 Emerging Trends in Real Estate report from ULI and PwC. The report draws on perspectives from nearly 1,500 real estate investors, developers, lenders and advisors across the U.S. and Canada.

Houston Multifamily Occupancy Improves

Houston’s apartment market has shown signs of strengthening. Transwestern reported that occupancy reached 91.2% in the third quarter, a 1.2-percentage-point increase from a year earlier. The market has approximately 803,000 apartment units, with 12,000 more under construction. While new supply remains significant, rising occupancy is an encouraging signal for landlords and developers evaluating projects across the region. Downtown Houston is also seeing adaptive reuse, with 3L Real Estate converting the office tower at 1031 Main Street into 553 apartments. Hunington’s suburban strategy and Houston’s improving occupancy point to continued opportunities for rental housing in growth corridors. The key for investors will be matching new supply with durable demand as development continues.
