What the Topping Off Milestone Means

Grand Hyatt Miami Beach has reached one of its biggest construction milestones after developers Terra and Turnberry completed the building's vertical structure. Rising 17 stories next to the Miami Beach Convention Center, the hotel is expected to become a centerpiece of the city's convention district when it opens in late 2027.

Located at 17th Street and Convention Center Drive, the hotel will provide a direct connection to the convention center through a climate-controlled skybridge, allowing Miami Beach to compete for larger national and international meetings that previously bypassed the market.

What the Development Will Include

The project will feature 800 guest rooms, including 50 luxury suites, spread across 12 guest room floors. Guests will also have access to 110,000 square feet of meeting and ballroom space, highlighted by an 8,000-square-foot Grand Lawn overlooking the Miami skyline.

Additional amenities include two resort-style swimming pools, a Grand Club, fitness center with spa treatment rooms, a signature restaurant, lobby lounge and bar, and 17,000 square feet of street-level retail designed to activate the Convention Center District throughout the day and evening. Nearly two-thirds of the guestrooms will include private balconies, with many overlooking the Atlantic Ocean and Biscayne Bay.

What the Project Means for Miami Beach

The Grand Hyatt is expected to become a major economic driver for Miami Beach by expanding the city's ability to host large conventions and trade shows. According to the development team, Greater Miami and Miami Beach welcomed 28.3 million visitors in 2025, highlighting the growing need for additional hotel inventory adjacent to the convention center.

Beyond the hotel itself, the project includes new public spaces, pedestrian promenades, bike-sharing stations, and improved transit connections, helping create a more walkable Convention Center District while strengthening links to Lincoln Road, the Miami Beach Botanical Garden, the Bass Museum, and other nearby attractions.

What Comes Next

With the structural phase complete, construction will now shift toward building interiors, guest amenities, retail spaces, and the pedestrian improvements surrounding the property. Once completed in late 2027, Grand Hyatt Miami Beach is expected to become one of South Florida's premier hospitality developments and a key asset supporting the city's tourism and convention industry.
