What Galaxy Holding Plans for 6409 Sunset
Galaxy Commercial Holding has filed plans for a 34-story apartment tower on Sunset Boulevard between Cahuenga Boulevard and Ivar Avenue in Hollywood. The project would replace existing commercial buildings with 239 rental homes, street-level retail and resident amenities. The proposed development includes 37 apartments reserved for very low- and moderate-income households, with the remaining 202 homes not designated as income-restricted in the current proposal. The developer is seeking density-bonus incentives to support the project’s scale.
What the Tower Would Offer Residents and Retailers
Designed by SCB Architecture, the approximately 300-foot building would feature a glass-clad residential tower above a substantial lower-level base containing parking and amenities. The plans call for 5,951 square feet of retail space along Sunset Boulevard, potentially adding commercial activity to a busy Hollywood corridor. The project would include 227 parking spaces and approximately 22,060 square feet of common open space. Planned amenities include a seventh-floor pool deck with a spa, barbecue area, dog run and outdoor fitness space, plus a landscaped rooftop terrace with outdoor dining and fire features.
What the Affordable Housing Trade-Off Means
The 37 income-restricted apartments represent about 15.5% of the proposed units. In exchange for affordable housing, Galaxy is requesting density-bonus incentives and other planning approvals that would allow a larger development than standard zoning would otherwise permit. The project adds to Galaxy’s activity along Sunset Boulevard. The company has also secured city approval for a larger development at 6800 Sunset Boulevard, planned as a 42-story mixed-use tower with apartments and hotel rooms. That earlier approval shows the developer is pursuing multiple large-scale projects in Hollywood.
What Investors Should Watch During City Review
The application was filed in October 2026, and the project has not yet received final approval. No construction schedule has been announced, so the timeline will depend on city review, entitlement decisions and the developer’s next steps. The timing also matters for investors. Los Angeles continues to face a housing shortage, but recent market reporting points to pressure on multifamily values and development economics from financing costs, fees and construction expenses. That makes entitlement progress and eventual project feasibility key factors to monitor. For landlords and brokers, 6409 Sunset is another example of developers pursuing greater residential density on high-profile urban sites. If approved, the tower would bring new rental supply and ground-floor retail to a prominent stretch of Hollywood.
