The development will replace low-slung commercial buildings at the southwest corner of Sunset Boulevard and Highland Avenue. The main tower will include 304 studio through three-bedroom apartments, along with 115 hotel rooms and ground floor retail wrapping the corner. A second, lower-rise building along Leland Way will deliver 80 units of very low-income housing for seniors. Both buildings will share structured parking for approximately 500 vehicles. Design is led by Gensler, with a contemporary glass and steel exterior and terraced amenity decks stepping down toward the south to transition into the lower-scale Highland corridor.

The additional height was made possible through Los Angeles density bonus incentives. By including affordable housing, Galaxy Commercial Holdings secured approval for a much larger project than zoning would otherwise allow. For landlords and developers, the message is clear. This approval adds to a growing wave of vertical mixed-use projects in Hollywood.
