Gaetano Morello, President and Founder of High Street Development, recently closed one of the most significant residential transactions in Boston history with the $14.55 million sale of a dual-address townhouse at 94 Mount Vernon Street, spanning both Mount Vernon Street and Acorn Street in Beacon Hill. 

The sale set multiple records in 2025, including the highest sale price ever recorded on Beacon Hill and the highest price per square foot for a single-family home in Boston, despite being sold as an unfinished shell. Below, Morello breaks down why the deal was historic, what it reveals about today’s ultra-luxury buyer, and how it may shape the future of Boston’s luxury housing market. 

What made the $14.55M Sale at 94 Mount Vernon Street Historic? 

The sale set several benchmarks in one go. It marked the highest sale price recorded in Beacon Hill in 2025, the highest price per square foot for a single-family home in Boston last year, and the second-highest single-family sale citywide. 

What truly differentiated the transaction, however, was the condition in which the property was sold. The home was delivered to the end user as a shell. When factoring in the price per square foot and the unfinished condition, the deal represents one of the highest valuations ever achieved for a property at this stage. 

The asset itself is also exceptionally rare. Carrying two addresses—Mount Vernon Street and Acorn Street—it sits on two of the most iconic and photographed streets in the country, a combination that is nearly impossible to replicate within Boston’s historic core. 

Why Was the Home Sold as a Shell Rather Than Turnkey? 

At this price point, personalization is no longer optional—it is essential. Ultra-high-net-worth buyers increasingly want full control over the design and execution of their homes, rather than inheriting a developer’s interpretation of luxury. 

The transaction was intentionally structured to give the buyer maximum control over both design and timeline. High Street Development delivered an exceptionally high-quality shell, closed on that phase, and then entered into a separate agreement to complete the build-out. This approach allowed the process to align with the buyer’s vision rather than conform to a conventional spec-development model.

How Was the Home Able to Achieve Record-Breaking Pricing? 

To reach pricing at this level, several non-negotiable criteria must be met. 

The first is new construction, which places a brownstone into a fundamentally different pricing category. The second is vertical accessibility, provided by an elevator serving all floors. The third is a meaningful outdoor space—this home features three distinct outdoor areas, including a roof deck with views of the Charles River, a rear garden on Acorn Street, and an additional second-story deck. 

Parking also played a significant role in the valuation. While not located on-site, the property included a highly sought-after parking space at the iconic Brimmer Street Garage, where individual spaces can trade well above $600,000. Finally, location itself remains paramount; a prestigious address is often the single most important factor in achieving record pricing. 

The building's physical characteristics further supported the valuation. At 28 feet wide, the structure offers proportions rarely seen on Beacon Hill, enabling grand interior spaces. Strong ceiling heights, preserved historic elements, and protected architectural features made the property uniquely capable of supporting a no-compromise luxury outcome. 

How Will This Sale Be Remembered—and What Did It Mean Personally?

Over the long term, the sale is expected to be remembered as a landmark transaction in one of Boston’s most storied neighborhoods. Record-setting deals tend to redefine expectations, and this transaction demonstrates what is possible when all critical elements align.
