What Eastwood Will Bring to Manor
A massive new mixed-use community is taking shape in Manor as Foxgate Capital and Cole Klein Builders move forward with plans for Eastwood, a development spanning roughly 458 acres along Blake Manor Road. The project is planned as a large residential and commercial hub with 1,335 residential lots and nearly 100 acres of retail and commercial space. At full buildout, the development is expected to represent between $900 million and $1 billion in total assessed value. The scale of the project makes Eastwood one of the larger development opportunities in the Manor area as the community continues to attract new residents, employers and retailers.
What The Residential Development Will Include
Eastwood's residential component will be built in phases, with the development team expected to begin working with additional Austin-area homebuilders on future sections of the property. Part of the site was previously acquired by Taylor Morrison, and those homes are already under development. The first homes from that portion of the project are expected to reach the market in early 2027. Foxgate Capital and Cole Klein Builders said they plan to work with builders that want to establish a larger presence within the community rather than acquiring only a small number of scattered lots.
What The Commercial Area Could Bring
The plans call for approximately 97 acres of commercial and retail space, creating room for shops, services and other businesses as the residential portions are built out. The development team is betting on continued population and employment growth in the area to support that commercial component. Nearby economic drivers include Tesla's Giga Texas campus, Samsung's expanding semiconductor operations and Manor's first H-E-B, which opened in October 2025. Together, those developments are helping increase demand for housing and retail across the northeastern Austin region.
What Is Driving Growth in Manor
Manor has experienced significant population growth in recent years. According to U.S. Census Bureau data cited in the article, the city's population increased by approximately 68.7 percent between 2020 and 2025, rising from roughly 13,700 residents to about 23,000. That growth is helping shift Manor from an emerging market into a community with measurable demand for housing, employment and retail. For Eastwood's developers, the large land position provides an opportunity to build out the community in stages while responding to that demand over time.
What The Acquisition Means for the Project
The property had been owned by longtime Austin-area developer John Lloyd for more than two decades. Foxgate Capital and Cole Klein Builders acquired the land through Eastwood Ventures LLC after being selected from three competing development groups. According to the developers, their accelerated acquisition schedule and ability to execute the transaction helped secure the deal. The purchase price was not disclosed. The development team has said it intends to move quickly on the next phases, with discussions with additional homebuilders expected to begin as the broader Eastwood project takes shape.
