The proposed complex would contain 101 independent-living units and 61 assisted-living units, along with 20 memory-care guest rooms containing 22 beds. The distinction is important because the memory-care component is counted by rooms and beds rather than conventional residential units. The plans also include 145 parking spaces, indoor dining venues, a multipurpose room, fitness facilities and a salon. Outdoor amenities would include courtyards, gardens, a pool, sports court and pet-relief area.

The project is described as having a contemporary agrarian architectural character inspired by the ranch vernacular of the Chatsworth foothills. Plans call for low-pitched gable roofs, deep eaves, stone veneer, wood siding, a heavy-timber entry gate, porte-cochere and standing-seam metal roofing. The design gives the relatively large senior-living project a lower-rise profile that fits the surrounding foothill setting.

Senior housing is becoming a larger development category across Los Angeles as the region prepares for a significant increase in its older population. The county and city have specifically been planning for this demographic shift through the Purposeful Aging Los Angeles initiative. The Chatsworth proposal arrives alongside much larger senior-housing developments elsewhere in the San Fernando Valley.
