Elyse Buckhead is adding 194 luxury condominiums to one of Atlanta's most established high-end neighborhoods. The 20-story tower sits at 102 West Paces Ferry Road, next to The St. Regis Atlanta and within walking distance of Buckhead Village.
Kolter Urban purchased the development site for $38 million in March 2025. The project is now under construction, with completion expected in 2028.
What Buyers Are Paying For
Residences range from one to three bedrooms, with floor plans spanning roughly 1,400 to more than 4,000 square feet. Prices start at approximately $1 million, positioning the project firmly in Atlanta's luxury condo market.
The sales milestone is particularly notable because Elyse is still early in its development cycle. The project had reached nearly $60 million in presales when construction officially broke ground in April 2026.
What The 63,000 Square Feet Of Amenities Includes
Elyse is being designed around an extensive indoor and outdoor amenity program totaling approximately 63,000 square feet.
Residents will have access to a resort-style pool with private cabanas, outdoor lounges, a fire pit, open-air kitchen, pickleball court and dog park. Indoor amenities include a club room, sports lounge, simulator, private dining room, theater, coworking areas and pet wash station.
The wellness offering includes a fitness center, movement studio, sauna, steam room and cold plunge pool. Decorator-furnished guest suites will also be available for residents hosting friends and family.
What Kolter Urban Is Building In Atlanta
Elyse Buckhead is the third major condominium project Kolter Urban has developed in Buckhead, following The Dillon Buckhead and Graydon Buckhead. Both projects generated strong demand and were nearly sold out before opening, according to Kolter.
That track record gives the developer an advantage in a market where new for-sale condominium construction remains relatively limited. Elyse also expands Kolter Urban's broader Atlanta portfolio, which includes Fourteen Park in Midtown.
The company is simultaneously developing luxury condominium projects across Florida, making Atlanta an important part of its larger Southeast residential strategy.
