A Private Office, 100 Units Only, Inside a 57-Story TowerEdge House Miami is betting some buyers would rather ride the elevator to work than clear off the kitchen table. The 57-story Edgewater tower is rolling out a Private Office Collection: 100 fully furnished offices reserved for buyers of select two- and three-bedroom residences priced from $1.2 million.Each office runs roughly 100 square feet and comes ready to use, with a lockable glass entry, a professional desk and chair, Wi-Fi, and TV pre-wiring. Owners also get access to conference and meeting rooms and reception services. The offices sit inside a larger business environment that includes coworking space, a podcast studio, and an on-site café and bakery.
With 608 residences in the building, the offices cover a sliver of the inventory. That scarcity is the point: the office is attached to the larger units, not sold as a standalone amenity.
William Ticona, General Manager of developer Grupo T&C, frames it as a separation play.
"Work has of course become much more flexible, but that doesn't necessarily mean people want to work from their kitchen table or give up space inside their home for an office. When we were planning Edge House, we saw an opportunity to create real separation between home and work while still keeping both under one roof."
EdgeFlex Lets Owners Split the Condo and the Office
The office also functions as a separate asset. Through Edge House's EdgeFlex program, owners can offer their residence and associated private office separately or together, subject to the building's terms and restrictions. For an investor, that means a residence can be rented while the office stays in use, or the reverse.It fits how the tower was pitched from the start. Edge House is marketed as a home-sharing-friendly condominium, with every unit delivered furnished and set up for flexible use.
Ticona ties the offices back to that original plan.
"Combined with the building's coworking, meeting rooms, reception services and EdgeFlex program, we're creating an environment where owners can move seamlessly between living, working and hosting within the same development."
Why Buyers Still Want a Second Workspace
The concept arrives with data behind it. A 2026 Homes.com survey found 74% of new-construction buyers consider a home office important, 49% want a second home office, and 64% work remotely at least one day a week.Edge House's answer is to move that second office out of the unit entirely. The design team kept it in the same architectural language as the rest of the tower. Kobi Karp, Founder and Principal of Kobi Karp Architecture & Interior Design, said the glass entries were meant to keep the offices private without walling them off from the building.
"We wanted them to feel professional and private, yet still maintain a sense of openness and connection to the building, which is reflected in elements like the glass entries and their integration with the larger coworking, meeting and amenity spaces."
The Tower: 637 Feet, 608 Furnished Units on 0.6 Acres
Edge House rises at 1825 NE 4th Avenue in Edgewater, across from Margaret Pace Park and steps from Biscayne Bay. The tower will stand 637 feet and 57 stories, with roughly 870,000 square feet on a 0.6-acre site that a Grupo T&C affiliate bought in 2012.
The 608 fully furnished residences range from studios to three-bedrooms, roughly 410 to 1,242 square feet, with many offered in lockout configurations. Pricing starts in the $550,000s.
The Lima, Peru-based Grupo T&C is developing with Kobi Karp as architect, Adriana Hoyos Design Studio on interiors, Witkin Hults & Partners on landscape, and Thornton Construction Company as general contractor. Douglas Elliman Development Marketing handles exclusive sales.
Amenities include two resort-style pools, a sky lounge, a wellness center with treatment rooms, a fitness center and yoga studio, a putting green, and a children's playground.
Vertical Construction Is Underway, With Delivery Targeted for 2028
Grupo T&C broke ground in March 2025, and traded covered the groundbreaking. In July 2026 the team finished a continuous 30-plus-hour foundation pour of more than 7,000 cubic yards of concrete and started the vertical superstructure. Completion is targeted for the fourth quarter of 2028.
That leaves two years for the 100 offices to find buyers.
