Formal Application Filed for Eden at Francis Ranch

A new affordable housing proposal is moving through the planning process in Dublin. Eden Housing has submitted a formal application for Eden at Francis Ranch, planned at the corner of Central Parkway and Byrne Street within the larger Francis Ranch suburban development. The project would add 78 apartments to the community developed by Trumark Homes, which is building out the broader 165-acre enclave.

78 Units, Including Housing for Residents With Disabilities

The planned four-story building will provide 77 affordable units and one manager’s apartment. Of the residential units, 20 are intended for households with intellectual and developmental disabilities. The proposal includes parking for 81 cars. Eden Housing is invoking the state’s Density Bonus law, which allows qualifying housing projects to increase density beyond base zoning and pursue a streamlined approval path.

KTGY Designs a Courtyard-Oriented Community

KTGY is responsible for the design. The exterior is planned with cementitious lap siding, stucco, stone veneer and metal awnings. Resident amenities will include an outdoor courtyard, bicycle parking, a fitness center and a community room. The two-acre site is adjacent to a recently opened public park within Francis Ranch, positioning the development near existing neighborhood open space.

Part of Trumark’s 165-Acre Francis Ranch

Francis Ranch is expected to include 573 single-family homes at full build-out, with much of the development already completed. Eden at Francis Ranch would add a dedicated affordable housing component to the larger suburban project. Construction cost and timing have not yet been announced. For investors and developers, the proposal illustrates how California’s Density Bonus framework can support affordable housing within large master-planned communities, while adding a distinct multifamily component to a predominantly single-family development.
