Demolition is moving quickly at 1230 W. Grace St. in Chicago's Wrigleyville neighborhood, with more than half of the existing structure already torn down. The property, located less than two blocks from Wrigley Field, spans three lots and is currently being cleared by Brophy Excavation following the issuance of a demolition permit on June 3. Crews have also begun salvaging bricks from the site, with dozens of pallets already stacked and prepared for removal. The demolition permit listed an estimated cost of nearly $64,000. The existing building dates back to 1915 and was purchased by Bresani LLC of Winnetka for $1.84 million in February after the developer filed demolition plans earlier this year.
What the New Development Will Include
In place of the older structure, Bresani LLC plans to construct a new two-story condominium building at 1234 W. Grace St. The development will feature four residential units, with renderings from Platinum Homes showing that each residence will offer four bedrooms and three-and-a-half bathrooms. Plans designed by 360 Design Studio also call for a rooftop deck, rear porches on both the first and second floors, and a three-story rear stairway. At the back of the property, where two alleys intersect, a four-car garage will be built with its own rooftop deck, creating additional outdoor space for residents. The site will also be enclosed by a combination of iron and wood fencing.
What Teams Are Behind the Project
Bresani LLC is spearheading the redevelopment, while 360 Design Studio is serving as the project's architect. Platinum Homes has been selected as the general contractor for the new construction. The permit for the residential development was approved on May 6 after being filed in early April. Construction costs for the project are estimated at approximately $785,000, and current plans call for the condominiums to be delivered in summer 2027.
